A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN
FOR AZTEC VILLAGE, T~CT 4144-A, BEING A SUBDIVISION OF A PORTION
OF THE NW~ SW~ OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST,
LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on November 23, 1992, a public hearing was
conducted to determine the approval of the final subdivision
plan, for Aztec Village, Tract 4144-A, located in the South
Mohave Valley area, and
WHEREAS, the owner/subdivider of this tract is G. Michael
Reagan, Bullhead City, Arizona.
The engineer of record on this
project is Charles Dewald of Territorial Engineers, Incorporated
of Bullhead City, Arizona, and
WHEREAS, this property is located one-quarter (.25) mile
east of Highway 95 on Aztec Road and five hundred thirty-three
(533') feet east of the west boundary of Courtney Greens, Tract
4054-B.
Access is provided to this site from Highway 95 via
Aztec Road through Mohave Valley Business Park, Tract 4029-A,
which borders this tract on the west.

WHEREAS, the approved preliminary subdivision plan depicts
4.08 acres subdivided into fourteen (14) lots having a minimum
lot size of 8,020 square feet and maximum of 12,380 square feet
for an overall density of 3.43 lots per acre, and
WHEREAS, the final subdivision plan, for Tract 4144-A,
depicts approximately one plus (1.86) acres being subdivided into
seven (7) single family lots, and
WHEREAS, The developer intends the domestic water supply to
be provided by the Bermuda Water Company; electric power by
Mohave Electric CO-OP, Inc.; telephone service by Citizens
Utility Company; solid waste disposal is by Tri-State Refuse Co.;
and Fort Mohave Mesa Fire Department will provide fire
protection, and
WHEREAS, Board of Supervisor Resolution 92-275 amended Board
of Supervisors Resolution 92-65 to reflect changes to certain
language pertaining to this tracts sewage disposal.
As a
condition of approval, BOS Resolution 92-275 allowed Lots 1 thru
7, Phase 4144-A, to be served by septic tanks and leach lines on
a temporary basis until sewer service becomes available. It also
states, the developer will provide, to staff, a copy of the
service contract between himself and the ultimate provider and
Lots 8 thru 14 will not be developed until community sewer
becomes available, and

,NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the
said final plan conditional to the following:
1. The developer will make the same commitments for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the draft and final
report delivered to the Arizona State Real Estate
Department shall be submitted to the county for library
purposes.

3. The owner/subdivider shall cause the engineering and
drainage related improvements to be completed as
recommended by the project engineer and outlined in the
detailed drainage report as approved by the County
Engineer.
4. The Final Plat for Tract 4144-A, including the
dedication, shall be properly executed and/or
sanctioned by all parties having any recorded title
interest in the land being subdivided and included on
this subdivision.
5. A final copy of the assurance and/or surety shall be
provided in the amount of the approved cost estimate
for all required project improvements.
6. A new Title Report shall be submitted prior to
recordation.
7. Compliance with Board of Supervisors Resolution 92-102
and 92-290, which approved this subdivision's zoning,
shall be required. Moreover, the zoning approved by
Board Resolution, 92-102, shall become effective upon
recordation of this phase as depicted on the final
plat.
8. Evidence of water allocation, set aside by the Mohave
Valley Irrigation and Drainage District, shall be
provided to staff prior to Final Plat recordation.
9. Copies of service agreements/service contracts from all
utilities which will be serving this project, shall be
provided to staff prior to Final Plat recordation.

10. When community sewer service is available, the septic
system for this phase shall be abandoned in accordance
with Board of Supervisors Resolution 92-275.
NOW THEREFORE BE IT FURTHER RESOLVED, corrected copies of
all documents delineated above shall be submitted for staff
review and upon receipt of the evidence that these conditions
have been met, together with the executed mylars and appropriate
recording fees, the Director of Planning and Zoning will obtain
the necessary signatures from the County Departments and
officials and cause the final plat to be recorded.
NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisors' meeting for this date,
