P~GE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-366 A RESOLUTION SETTING FORTH THE REZONING OF LOT 15, BLOCK H, GOLDEN SAGE RANCHOS UNIT 84, SECTION 21, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 2, 1992, a public hearing was conducted to determine whether approval should be granted to Bernard and Virginia Steinhilpert of Phoenix, Arizona, for a zone change from the existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) to A-R/1A (Agricultural zone Residential/One Acre Minimum Lot Size) zone, located on the east side of Guthrie Road, three hundred (300') feet south of Redwall Drive in the Golden Valley area, and WHEREAS, Section 21 is approximately two (2) miles South of Highway 68 and approximately nine (9) miles west of the Highway 68 and 93 junction. The subject property is accessed from Highway 68 via Egar Rs>ad South approximately two (2) miles to Redwall Drive, thence west approximately one (1) mile to Guthrie Road, thence south approximately 291.5 feet to the northwest corner of the subject property, and r " (~l I .! ~ - -t I ' t,.:;.) :;-~ ." .)0 . . Resolution No. 92-366 Page 2 WHEREAS, review of the PAGE 2 OF :5 51< 2131 PG 613 (FEEt92-610C'A) floodplain map t040058-2300B indicates this property to be clear of a designated floodplain. The property is currently vacant. Surrounding land uses consist of a mixture of single family homes and vacant land. The applicant desires to split this two plus (2+) acre parcel into two (2) one plus (1+) acre parcels. This property is located within the Golden Valley Improvement district and is within the Building Code area, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 14, 1992, the Commission recommended a conditional APPROVAL of the requested rezoning with the applicant understanding and accepting the following conditions: 1. The two (2) parcels be zoned A-R/1A Residential One Acre Minimum Lot Size). (Agricultural- 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a mlnlmum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The two parcels shall meet or exceed one ( 1) acre exclusive of road easements or rights-of-way. 6. The Parcel Plat shall show any surface drainage or FEMA flood zones. 7. No building/zoning permits shall be issued until after Parcel Plat recordation. 8. That appropriate zoning/building/environmental permits be obtained. .c "' -~ \;. . . . The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors. Being December 2, 1992, as per ARS l1-829E. 10 . I f these conditions are not met wi thin one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. At the request of Roqer Esquerra, cartoqrapher, the Planninq Commission recommends Final Plat and Parcel plat Boundaries be a triple wide line as the 1/8" blue line border obscures dimensions. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on October 17, 1992, and posted October 15, 1992, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1992 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
