OF SUPERVISORS RECORDING FEE 0.00 Ne RESOLUTION NO. 92-364 A RESOLUTION SETTING FORTH THE REZONING OF LOT 14, BLOCK N, GOLDEN SAGE RANCHOS UNIT 66, SECTION 3, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 2, 1992, a public hearing was conducted to determine whether approval should be granted to Bernard and Virginia Steinhilpert of Phoenix, Arizona, for a zone ':..J change from the existing A-R/2A (Agricultural Residential/Two Acre Minimum Size) A - R / 1A (Agricultural Lot zone to Residential/One Acre Minimum Lot Size) zone, located on the east side of Eloy Road, six hundred sixty (660~) feet south of Burro Drive in the Golden Valley area, and WHEREAS, Section 3 is approximately one-quarter (.25) mile north of Highway 68 and approximately nine (9) miles west of the Highway 68 and 93 junction. The subject property is accessed from Highway 68 via Est~ella Road North approximately one-quarter (.25) mile to Chino Drive, thence west approximately 1,980 feet to Eloy Road thence north approximately one-quarter (.25) mile to the southwest corner of the subject property, and ~ '!'-"'>- ., .. . . Resolution No. 92-364 Page 2 PAGE 2 OF 3 BK 2131 PG 606 (FEEt92-610~) WHEREAS , review of the floodplain map #040058-2150B indicates this property to be within FEMA Special Flood Hazard Area, Zone "A" (Floodplain Use Permit required for any development) and within Zone "C" (Floodplain Use Permit not required) . The property is currently vacant. Surrounding land uses consist of a mixture of single family homes and vacant land. The applicant desires to split this two plus (2+) acre parcel into two (2) one plus (1+) acre parcels. This property is located within the Golden Valley Improvement district and is within the Building Code area, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 14, 1992, the Commission recommended a conditional APPROVAL of the requested rezoning with the applicant understanding and accepting the following conditions: The two parcels be zoned A-R/1A Residential/One Acre Minimum Lot Size). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 1. (Agricultural- 3. Resolution No. 92-364 . Page 3 " 7. No building/zoning permits shall be issued until after Parcel Plat recordation. 8 . That appropriate zoning/building/environmental permits be obtained. 9. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors. Being December 2, 1992, as per ARS 11-829E. 10. If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. At the request of Roqer Esquerra, cartoqrapher, the Planninq Commission recommends Final Plat and Parcel plat Boundaries be a triple wide line as the 1/8" blue line border obscures dimensions. PAGE 3 Of 3 BK 2131 PG 601 (FEEt92-61056) \4.<,-i WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on October 17, 1992, and posted October 15, 1992, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1992 approved this zoning as recommended by the Mohave County Commission and outlined herein.
