The site is accessed from Interstate 15, then north on County Highway 91, then southeast on Rio Virgin Road, then north on Sierra Bonita Lane approximately 0.28 miles to the site. The property contains a single family residence and accessory structures. The terrain is relatively flat. The surrounding land uses consist of vacant land and single family residential, and WHEREAS, the applicant is seeking to rezone the parcel to bring the property into compliance. The Mohave County General Plan and the Virgin River Communities Area Plan designate this area as Medium Density Residential, and WHEREAS, the site is within the Beaver Dam/Littlefield Fire District. The site does not appear to be served by a water or sewer system. Electrical power does appear to be available. Sierra Bonita Lane is not paved and is not on the County's road maintenance system, and WHEREAS, a review of FEMA FIRM Panel 404015C -0093G indicates the parcel described to be in Zone X, not in the Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above -captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect does comply with the Mohave County General Plan and the Virgin River Communities Area Plan. The Rezone shall not become effective until at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, as per A.R.S. 11-814.K.
