RESOLUTION NO. 92-406 A RESOLUTION SETTING FORTH APPROVAL OF A CHANGE OF USE FOR PARCEL IV-U-C, KINGMAN AIRPORT INDUSTRIAL PARK, SECTION 26, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR THE MANUFACTURING OF SPORT AND COMMERCIAL NETTING, PARADROUGE CHUTES AND RELATED ACTIVITIES IN AN A-D (AIRPORT DEVELOPMENT) ZONE, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held December 7, 1992 a public hearing was conducted to determine whether approval should be granted to West , Coast Netting, Inc. for a change of use for Parcel IV-U-C, Kingman Airport Industrial Park, for the manufacture of sport and commercial netting, paradrouge chutes and related activities in an A-D (Airport Development) zone, occupying the southwest corner of Flightline Drive and Mohave Airport Drive in the Kingman area, and WHEREAS, Kingman Airport Industrial Park is located approximately three and one-half (3.5) miles northeast of the eastern 1-40 and Highway 66 intersection. The subject property is accessed from Highway 66 via Industrial Parkway east approximately four hundred thirty (430') feet to Industrial Boulevard, thence north approximately nine hundred thirty (930') feet to Mohave Airport Drive, thence east approximately Three lll. ..... _ 1Ir "'.i i .": "-'.'1 -j z,".::: . . Resolution No. 92-406 Page 2 PAGE 2 OF 3 BK 2146 PG 871 (FEE~92-67591) thousand eight hundred fifty (3,850') feet to the southwest corner of Mohave Airport Drive and Flightline Drive, and WHEREAS, review of floodplain map #0400s8-2170B indicates this area to be clear of a designated floodplain. The ten (10) acre site is currently vacant. Surrounding land uses consist of a mixture of industrial and commercial uses and some vacant land. The applicant, West Coast Netting, Inc., desires to establish a plant for the manufacturing of sport and commercial netting, paradrouge chutes and related activities. As required in the regulations any new use must be reviewed by the Commission and the Board of Supervisors. The Mohave County Airport Authority has indicated their approval of this request, and WHEREAS, public hearing before the Mohave County Planning and zoning Commission on November 18, 1992 and did generate a recommendation of APPROVAL of the requested Change of Use, contingent upon the following conditions: 1. The applicant comply with all applicable provisions of Section 13.1 (A-D zone) of the Mohave County zoning Regulations. 2. The applicant comply with all applicable provisions of Sections 25, 26, 27, and 31 of the Mohave County Zoning Regulations. Compliance wi th Section 27 . P and Ordinance 87-1 (Dark Sky Ordinance) is also required. 3. That appropriate zoning/building/environmental permits be obtained. . '""'b-. f . .::~! t .... c."_.> tL~0 . . Resolution No. 92-406 Page 3 PAGE J OF 3 BK 2146 PG 872 (FEE~92-67591) WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona on November 21, 1992, and posted November 20, 1992 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 7, 1992 approved this Change of Use Permit as recommended by the Mohave County Planning and zoning Commission, subject to the conditions outlined herein.
