PAGE 1 OF 3 MOHAVE CO~~y BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-385 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN OF CHARISMA, TRACT 4109, BEING A W~ OF THE SE~ SECTION 25, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 7, 1992, a public hearing was conducted to determine whether approval should be granted to LEFCO DIVERSIFIED of Murrieta, California, for an extension of time for the approved preliminary plan of CHARISMA, Tract 4109, being the W~ of the SE~ Section 25, Township 19 North, Range 22 West, located in the South Mohave Valley area, and WHEREAS, the owner/developer of this tract is LEFCO DIVERSIFIED, of Murrieta, California. The Engineer responsible for the preparation of the drainage report and design of this subdivision is Holland West, Inc., Bullhead, Arizona, and WHEREAS, the preliminary plan proposes a single family residential development with a typical lot size of seven thousand two hundred (7,200) square feet. The majority of the project will consist of site built housing, with some multifamily development at twenty (20) units per acre and a small neighborhood commercial parcel, and ^~ ~ ~u''7 ^~. . . Resolution No. 92-385 PAGE 2 OF 3 BK 2146 PG 78~ (FEE~92-67571) Page 2 WHEREAS, the preliminary plan for this tract was approved by the Mohave County Board of Supervisors on July 2, 1990, via BOS Resolution 91-169. Article 3.10-1 states, "Upon application to the commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken than all proceedings relating to the plat shall be terminated", and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 18, 1992, the Commission recommended conditional APPROVAL of the requested extension of time with the applicant understanding and accepting the following conditions: 1. In the letter dated October 7, 1992, received by P & Z October 9, 1992, Mrs. Ann Holland, agent for the owner/developer, states, "This extension is requested due to the fact that the previous manager of this project is no longer involved and the owner of the property needs additional time to review the project to date and determine future direction." 2. This is the first extension of time for this project. 3. This extension of time will be in effect until July 2, 1993. 4. As provided in Article 3.10-1 "..., extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processinq the Final Plat. If such action is not taken than all proceedinqs relatinq to the plat shall be terminated. II At the request of Roqer Esquerra, cartoqrapher, the Planninq Commission recommends Final Plat and Parcel plat Boundaries be a triple wide line as the 1/8" blue line border obscures dimensions. P6 785 (m~92-b7571) Page 3 WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on November 21, 1992, and in the Mohave Valley Daily News, and as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1992 approved this extension of time for the preliminary plan of SUNRISE VISTAS, Tract 4108, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
