PAGE 1 OF 3 nOHAVE COUNTY BOARD Of SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 92-384 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN OF MOON RIDGE, TRACT 4119, BEING A PORTION OF THE SE~ SECTION 25, TOWNSHIP 19 NORTH, ~GE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 7, 1992, a public hearing was conducted to determine whether approval should be granted to Joe VanMouwerik of Redlands, California, for an extension of time for the approved preliminary plan of MOON RIDGE, Tract 4119, being a portion of the SE~ Section 25, Township 19 North, Range 22 West, located in the South Mohave Valley area, and WHEREAS, the owner/developer of this tract is Joe VanMouwerik, Redlands, California, and WHEREAS, the plan as submitted and reviewed is a subdivision of thirty (30) acres and subdivided into ninety-nine (99) single family lots. Lots vary in size from eight-thousand (8,000) square feet to thirteen hundred (1300) square feet, and WHEREAS, the preliminary plan for this tract was approved by the Mohave County Board of Supervisors on January 7, 1991, via BOS Resolution 91-4. If such action is not taken than all proceedings relating to the plat shall be terminated", and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 18, 1992, the Commission recommended conditional APPROVAL of the requested extension of time with the applicant understanding and accepting the following conditions: 1. In the letter, not dated , received by P & Z October 5,1992, Mr. Charles K. Dewald, P.E., Territorial Engineers, Inc., agent of the developers states, "Plans for the entire project have been reviewed and approved by the Public Works Department. Due to economic conditions, construction work has not proceeded. Negotiations are in progress to move forward, however." 2. This is the first extension of time for this project. 3. This extension of time will be in effect until January 7, 1994. 4. As provided in Article 3.10-1 "..., extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processinq the Final Plat. If such action is not taken than all proceedinqs relatinq to the plat shall be terminated." At the request of Roqer Esquerra, cartoqrapher, the Planninq Commission recommends Final Plat and Parcel Plat Boundaries be a triple wide line as the 1/8" blue line border obscures dimensions. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave . . .r-' PAGE J OF 3 &K 2146 PG 782 (FEE~2-67570) Resolution No. 92-384 Page 3 County, Arizona, on November 21, 1992, and in the Mohave Valley Daily News, and as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 2, 1992 approved this extension of time for the preliminary plan of SUNRISE VISTAS, Tract 4108, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
