PAGE 1 OF J v;.~..-lLi\:'olL~~ t10HAVE COUNTY BOARD OF' SUPERVISORS "t,;.>.~,:~'\ RECORDING FEE Q.<lO ftC ~:~~ } 1] 61\"'" ...".",~:t~ . , 3. ~ .oJ ro, ~ ! , \ .:. . , RESOLUTION NO. 92-383 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY PLAN OF COURTNEY GREENS IV, TRACT 4054-D, BEING A PORTION OF THE S~ SW~ SECTION 23, 'l'OWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 7, 1992, a public hearing was conducted to determine whether approval should be granted to GRF Venture and represented by Dennis Gootrad of Westlake Village, California, for an extension of time for the approved preliminary plan of COURTNEY GREENS IV, Tract 4054-D, being a portion of the S~ SW~ Section 23, Township 19 North, Range 22 West, located in the South Mohave Valley area, and WHEREAS, the owner/developer of this tract is Gootrad Engineering, of Westlake Village, California, and WHEREAS, the plan as submitted and reviewed is a subdivision of fourteen and one-half (14.5) acres and subdivided into fifty- five (55) single family residential lots. Lots are all greater than eight thousand (8,000) square feet, and WHEREAS, the preliminary plan for this tract was approved by the Mohave County Board of Supervisors on January 7, 1991, via ~.~ - C""', 1:. Article 3.10-1 states, "Upon application to the commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken than all proceedings relating to the plat shall be terminated", and PAGE 2 OF 3 BK 2151 PG 893 (FEEt92-69780) WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 18, 1992, the Commission recommended conditional APPROVAL of the requested extension of time with the applicant understanding and accepting the following conditions: 1. In the letter dated October 14, 1992, received by P & Z October 5, 1992, Mr. Dennis Gootrad, owner/developer, states, "I respectfully request that the Mohave County Planning and Zoning Commission recommend an extension of time for Courtney Greens IV, Tract 4054-D, to enable the continuation of the submittal and review process. There has been a delay in submitting the Final Plat due to economic constraints." 2. This is the first extension of time for this project. 3. This extension of time will be in effect until January 7, 1994. 4. As provided in Article 3.10-1 "..., extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processinQ the Final Pla~ If such action is not taken than all proceedin~ relatinq to the plat shall be terminated." At the request of ROQer Es~erra, cartoQrapher, the P lanninQ Commission recommends Final Plat and Parcel Plat Boundaries be a triple wide line as the 1/8" blue' line border obscures dimensions. -' (, ~ ~. I made an error on the last paragraph, "NOW THEREFORE......". I indicated the wrong subdivision had been granted the extension of time. The rest of the resolution is okay. Thanks for your help. Ice
