A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY PLAN OF SUNRISE VISTAS, TRACT 4108, BEING GOVERNMENT
LOTS 3 & 4 AND THE E~ OF THE SW~ SECTION 18, TOWNSHIP 19 NORTH,
RANGE 21 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on December 7, 1992, a public hearing was
conducted to determine whether approval should be granted, to
Vanderslice 80 Associates, Alexandria/Catania Development and B&R
Development,
for an extension of time for the approved
preliminary plan of SUNRISE VISTAS, Tract 4108, being Government
Lots 3 & 4, and the E~ of the SW~ Section 18, Township 19 North,
Range 21 West, located in the South Mohave Valley area, and
WHEREAS, the owners/developers of this tract are Vanderslice
80, Sherman Oaks, California; B&R Development, Fort Mojave,
Arizona;
and
Alexander/Catania
Azusa,
Development,
Inc. ,
California. The engineer responsible for the preparation of the
drainage report and design of this subdivision is John A.
Proffit, Mohave Engineering Associates, Inc., Kingman, Arizona,
and
WHEREAS, the plan as submitted and reviewed is a subdivision
of one hundred sixty plus (160.3) acres and subdivided into seven

hundred five (705) single family units and a two plus (2.21)
acres "SD-C" (Special Development General Commercial) parcel.
There is a parcel set aside for a sewer treatment plant and
designated as "SD-M", however, should there be an agreement that
would move the sewerage facility off site, the "SD-M" designation
would revert to "SD-C", and
WHEREAS, the preliminary plan for this tract was approved by
the Mohave County Board of Supervisors on July 23, 1990, via BOS
Resolution 90-192.
Article 3.10-1 states, "Upon application to
the commission and prior to the expiration of the time limit,
extensions in increments of one (1) year may be granted by the

Board if the subdivider is actively processing the Final Plat.
If such action is not taken than all proceedings relating to the
plat shall be terminated", and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on November 18,
1992, the
Commission recommended conditional APPROVAL of the requested
extension of time with the applicant understanding and accepting
the following conditions:
1. In the letter dated October 1, 1992, received by P & Z
October 2,1992, Mr. Robert L. Schuetz, P. E., Mohave
Engineering Associates, Inc., agent of the developers
states, "We have been "actively working on this project
since its inception and are presently in the final
stages of Final Plat and Improvement Plan development.
We have yet to receive ADEQ approval for Phase I, but
have been told that it will be issued by October 15,
1992. It is the intent of the developer to complete
this project to recordation as quickly as possible."

2. This is the first extension of time for this project.
3. This extension of time will be in effect until July 23,
1993.
4. As provided in Article 3.10-1 "..., extensions in
increments of one (1) year may be granted by the Board
if the subdivider is actively processinq the Final
Plat. If such action is not taken than all proceedinqs
relatinq to the plat shall be terminated."
At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Final Plat and Parcel Plat Boundaries be a
triple wide line as the 1/8" blue line border obscures
dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave

County, Arizona, on November 21, 1992, and in the Mohave valley

Daily News, and as required by Arizona Revised Statutes and the
Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 2, 1992 approved
this extension of time for the preliminary plan of SUNRISE
VISTAS, Tract 4108, as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
