A RESOLUTION SETTING FORTH THE REZONING OF THE NORTH 721.47 FEET
OF THE W~ OF PARCEL 86, SECTION 18, TOWNSHIP 23 NORTH, RANGE 16
WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM
LOT SIZE) ZONE, PROPOSED TO BE: A-R/5A (AGRICULTURAL
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE LONG
MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 1, 1993, a public hearing was
conducted to determine whether approval should be granted to
Ralph and Valerie Sandoval of San Diego, California for a zone
change from the existing A-R/I0A (Agricultural Residential/Ten
Acre Minimum Lot Size) zone to A-R/5A (Agricultural
Residential/Five Acre Minimum Lot Size) zone, loca'ted 700 feet
east of North Bank Street and south of Calle Cedral, located in
the Long Mountain portion of the MohaveCounty General area, and
WHEREAS, Section 18 is located approximately seven (7)
miles north of the Butler area and directly east of Stockton Hill
Road. The property is accessed from Stockton Hill Road via Calle
Cedral Road east approximately one and three-quarters (1.75)
miles to the northwest corner of the subject property, and
WHEREAS, review of floodplain map #040058-2155B indicates
this parcel to be clear of a designated floodplain. The property
is currently vacant, and the terrain is relatively flat.
Surrounding land uses consist primarily of vacant land with a few
scattered residences, one directly to the north of this property.
The property and surrounding area is currently not served by
electric power or other public utilities, and

WHEREAS, the applicant desires to split this ten plus
(10.14) acre parcel into two five plus (5+) acre parcels, and
WHEREAS, this rezoning is in compliance with the Long
Mountain Area Plan, and
WHEREAS, a t the
Planning and Zoning
Commission recommended
public hearing before the Mohave County
Commission on January 13, 1993, the
APPROVAL of the requested rezoning with
applicant understanding and accepting the following conditions:
1.
The two (2) parcels be zoned A-R/5A
Residential Five Acre Minimum Lot Size).

Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.

3. The establishment of a minimum lot size .based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5, The two (2) parcels shall meet or exceed five (5) acres
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. The Board of Supervisors accept the granting of an
eight (8) foot public utility easement along the north
boundary of this parcel. This shall be approved
through the recording of the resolution authorizing
this zone change, and that the dedication/granting
statement and dedication/granting be shown on the
Parcel Plat.
9. That appropriate zoning/building/environmental permits
be obtained.

10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
March 3, 1993, as per ARS 11-829E.
11. I f these conditions are not met within one (1) year
this approval shall be void. I f at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, staff recommends
Final Plat and Parcel Plat boundaries be a triple wide line as
the 1/8" blue line border obscures dimensions.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on January 16, 1993, and posted January 15, 1993
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board
of Supervisors,
1993 approved
Mohave County
at their regular meeting on Monday February 1,
this change of zoning as recommended by the
Planning and Zoning Commission and outlined herein.
