PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 H~ RESOLUTION NO. 93-35 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE REZONING OF LOT 5, BLOCK J, GOLDEN SAGE RANCHOS #56, FROM: A-R (AGRICULTURAL-RESIDENTIAL) ZONE, PROPOSED TO BE: C-2H (HIGHWAY COMMERCIAL) ZONE, OCCUPYING THE SOUTHWEST CORNER OF KAYENTA ROAD AND HIGHWAY 68, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 1, 1993, a public hearing was conducted to determine whether approval should be granted to Mohave Development, Inc. of Westlake, California, for a zone change from the existing A-R (Agricultural-Residential) zone, Proposed To Be: C-2H (Highway Commercial) zone, occupying the southwest corner of Kayenta Road and Highway 68, located in the Golden Valley area, and WHEREAS, the subject property has frontage on the south side of Highway 68 approximately one mile west of the Highway 68 and 93 junction. Review of floodplain map #040058-2325B indicates this area to be clear of potential flooding. The land is currently vacant is surrounding land uses consist of vacant land south of Highway 68 and a mixture of residential and vacant land north of the highway. There is a conditionally C-2H zoned property to the west of this parcel but the conditions have not been met, and WHEREAS, the area plan was amended via Resolution 90-368 and the property was conditionally zoned C-2H via Resolution 90- 369. The expiration of approval would occur on December 4, 1991. The original applicant had not met the conditions required to make the zoning effective. A new owner of the property requested " . . PAGE 2 OF 3 BK 2171 PG 268 (FEE~~3- 6144) Resolution No. 93-35 Page 2 an extension in order to have time to comply with the conditions outlined in Resolution 90-369, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January 13, 1993, the Commission recommended APPROVAL of the requested extension of time with the applicant understanding and accepting the following conditions: WHEREAS, the following are approval conditions for an extension of time granted by the Board as contained in Resolution 91-318. 1. This extension shall be for one (1) year only. ~.;..i.;."4... ',~ 2. Compliance with all conditions of Resolution 90-369. ..-p' WHEREAS, the applicant is asking for another extension "due to poor economic conditions," WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on January 13, 1993, the Commission recommended APPROVAL of the requested extension of time with applicant understanding and accepting the following conditions: 1. Continued compliance with conditions of Resolution No. 90-369. 2. Provision of a site plan in accordance with Section 27.P to accompany any building permits. 3. The extension of time be granted until December 2, 1993. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on January 16, 1993, as required by Arizona Revised Statutes, ans the Mohave County Zoning Regulations, .. . .
