A RESOLUTION SETTING FORTH THE REZONING OF LOT 6, BLOCK J, GOLDEN
SAGE RANCHOS UNIT 85, SECTION 23, TOWNSHIP 21 NORTH, RANGE 19
WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTAIL/ TWO ACRE MINIMUM
LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE
GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 1, 1993, a public hearing was
conducted to determine whether approval should be granted to
Joseph Tamberella of Kingman, Arizona, for a zone change from the
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone, Proposed To Be: A-R/IA (Agricultural-Residential/One
Acre Minimum Lot Size) zone, located 660 feet north of Bolsa
Drive and west of Carrizo Road, located in the Golden Valley
area, and
WHEREAS, Section 23 is located approximately one and three-
quarter (1.75) miles South of Arizona State Highway 68 and is
bounded by Laguna Road on the East, Bolsa Drive on the South,
Estrella Road on the West and Redwall Drive on the North. The
subject property is accessed form State Highway 68 via Estrella
Road south approximately two and three-quarter (2. 75) miles to
Bolsa Drive, thence east approximately one-quarter (.25) mile to
Carrizo Road, thence north approximately six hundred sixty (660')
feet to the southeast corner of the subject property, AND
WHEREAS, this rezoning will constitute the fourteenth
(14th) split of record in Unit 85 of Golden Sage Ranchos. The
majority of the splits have taken place in the immediate area

surrounding the subject property. The property is within Golden
Valley Improvement District Number 1, and
WHEREAS, review of floodplain map #040058-2325B indicates
this Parcel to be clear of a designated floodplain. The property
currently has one residence located on the southern portion of
this parcel, with the northern parcel being vacant. Surrounding
land uses consist primarily single family residences to the
north, south and west and vacant land to the east, and
WHEREAS, the applicant desires to split this two plus
(2.34) acre parcel into two one (1+) acre parcels, and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on January 13, 1993, the
Commission recommended APPROVAL of the requested Rezoning with
applicant understanding and accepting the following conditions:
1, The two (2) parcels be zoned A-R/IA (Agricultural-
Residential/One Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two (2) parcels shall meet or exceed one (1) acre
exclusive of road easements or rights-of-way.
6. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That appropriate zoning/building/environmental permits
be obtained.

9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
March 3, 1993, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, staff recommends
Final Plat and Parcel Plat boundaries be a triple wide line as
the 1/8" blue line border obscures dimensions.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on January 16, 1993, and posted January 14, 1993
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday February 1,
this change of zoning as recommended by the
Planning and Zoning Commission and outlined herein.
