RESOLUTION NO. 93-32
RESOLUTION SETTING FORTH APPROVAL OF A PRELIMINARY SUBDIVISION
PLAN FOR SUNRISE VISTAS, TRACT 4108, BEING GOVERNMENT LOTS 3 AND
4, AND THE E~ OF THE SW~ SECTION 18, TOWNSHIP 19 NORTH, RANGE 21
WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held of February 1, 1993 a public hearing was
conducted to determine ran amendment of Resolution 90-1921
approving of the preliminary subdivision plan for SUN VISTAS,
Tract 4108, and
WHEREAS, the owner/developer of this project is Vanderslice
80, Sherman Oaks, California; B&R Development, Fort Mojave,
Arizona;
Alexander/Catania
Azusa,
and
Development,
Inc. ,
California.
The Engineer firm responsible for plan preparation
and drainage study is John A. Proffit, Mohave Engineering
Associates, Inc. Kingman, Arizona, and
WHEREAS, the Current access to the property is from Camp
Mohave Road east of Highway 95.
WHEREAS, the revised preliminary subdivision plan depicts
one hundred sixty (160) acres divided into seven hundred four

(704) residential lots
and four plus (4.2) acres that will be
zoned, for Commercial use.
This will be accomplished through a
special development district (SD) implementation plan.
WHEREAS,
existing
zoning
is
R-E/IOA
(Residential
Recreation/Ten Acre Minimum Lot Size). A zone change was granted
under Board Of Supervisors Resolution No. 90-262 to (S-D)R-l/6M,
C, M (Special Development/Single Family Residential Six Thousand
Square Foot Minimum Lot Size/Commercial/Manufacturing).
WHEREAS, water will be supplied by Citizens Utility Company,
or Bermuda Water Company, Electric Power service by Citizens
Utility Company, Sewage disposal will be an on site treatment
plant. Solid waste disposal by private carrier to ~ohave County
Landfill, Fire protection by Fort Mohave Mesa Fire Department.
WHEREAS, specifically, this amendment request is to modify
the requirement in Item I in part ". ..Sunrise Vista will dedicate
the additional forty-two (42~) feet for a one-half (~) mile of
the eighty-four (84~) foot sectionline road..."
WHEREAS, the Partnership via Mr. Robert Schuetz, Project
Engineer, respectfully request that permission be granted to
allow changes in the street width requirements due to the
drainage requirements in the area.

WHEREAS, the Mohave County Public Works Department, in their
letter dated December 23, 1992, states:
1. The proposed change to the Preliminary Plan is to
dedicate an extra eighteen (18) feet to Vanderslice
Road. This would widen the road westerly from forty-
two (42') feet to sixty (60') feet in width.
2. The net effect of this change would improve drainage
for the subdivision along Vanderslice Road, increase
the lot size of existing lots, and decrease a couple of
existing road widths within the development from sixty
(60') feet to fifty (50') feet. This change does not
change the overall design of the subdivision or the
basic design of the lots approved.
3. Therefore this department has no objection to the
proposed change."
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on January 13,
1993,
the
Commission recommended APPROVAL of the requested amendment to
Resolution 90-192 with the applicant understanding and accepting
the following conditions:
rThe owner/deveoper will dedicate the easterly sixty
(60') feet of Vanderslice Road for one-half (~) mile of
the sectionline roadl
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on January 16, 1993 and as required by Arizona
Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of
Supervisors, at their regular meeting on Monday February 1, 1993

approved this r amended 1 resolution for the preliminary plan of
SUNRISE VISTAS Tract 4108 as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
