A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE REZONING
OF A PORTION OF THE SE1/4 SE1/4 SW1/4 SECTION 23, TOWNSHIP 19
NORTH, RANGE 22 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE,
PROPOSED TO BE: C-1/2A (NEIGHBORHOOD COMMERCIAL/TWO ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 1, 1993, a public hearing was
conducted to determine whether approval should be granted to
Dennis D. Goodtrad of Westlake, California, for an extension of
time for the rezoning of a portion of the SEl/4 SE1/4 SWl/4 of
Section 23, Township 19 North, Range 22 West, from-the existing
A-R (Agricultural-Residential) zone, to C-1/2A (Neighborhood
Commercial/Two Acre Minimum Lot Size) zone, conditionally
approved per Resolution No. 92-5, located on the northwest corner
of EI Rodeo Road and Calle Del Media, located in the South Mohave
area, and
WHEREAS, Section 23 is located one (1) mile south of
Bullhead City's southernmost boundary and is bounded by Highway
95, Camp Mohave Road, Mountain View Road and El Rodeo Road, The
subject property is accessed from Highway 95 via EI Rodeo road
east one-half (.5) mile to the northwest corner of El Rodeo Road
and Calle Del Media which is the proposed site for rezoning, and
WHEREAS, review of floodplain map #040058-2445C indicates
this area to be within a designated floodplain. This 2+ acre
site is currently vacant. Surrounding land uses consist of a

proposed subdivision, Rodeo Park, to the northwest; proposed
Courtney Greens IV, Tract 4054-D to the north; Rio Vista Ranches
to the east and Silver Sands, Tract 4080-A to the south. The
applicant desires to establish a small commercial center at this
location. This rezone request is in conformance with the South
Mohave Valley Area Plan, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on January 13, 1993, the
Commission recommended APPROVAL of the requested extension of
time with the applicant understanding and accepting the following
conditions:
1.
Continued compliance with conditions of Resolution No.
92-5.

2. Provision of a site plan in accordance with Section
27.P to accompany any building permits.
3. The extension of time be granted until February 6,
1994.
4. Adherence to Condition #16 of Resolution No. 92-5
remains as a condition of approval.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on Jan 1993, as required by Arizona Revised
Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday February 1, 1993 approved the
granting of this extension of time for a conditional Zone Change
as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
