MOHAVE COUNTY BOARD OF SUPERVISORS ~'.:-~)~ RECORDIHG FEE 0.00 He -~'~~5~..' ...JI RESOLUTION NO. 93-27 A RESOLUTION SETTING FORTH APPROVAL OF A MOBILE HOME PARK PLAN FOR VIRGIN MOUNTAIN ESTATES, BEING A PORTION OF N~ NW~ SECTION 33, TOWNSHIP 41 NORTH, RANGE 15 WEST, LOCATED IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 1, 1993, a public hearing was conducted to determine the approval of the mobile home site plan for VIRGIN MOUNTAIN ESTATES MOBILE HOME PARK, located in the Arizona Strip area, and WHEREAS, Section 33 is located directly east of Mesquite, Nevada and the primary access to this site is Interstate 15 (I- 15), exiting at the Beaver Dam, Littlefield interchange, thence north on County Highway 91 approximately three ( 3) miles to private access road, thence west one-quarter (.25) mile, and WHEREAS, review of floodplain map #040058-0025B indicates, this area to be clear of a designated floodplain. There is one (1) site built home and several mobile homes on the subject property at this time. Beaver Dam Heights is a proposed one plus acre subdivision adjacent to the east of the subject property. The remaining adjacent property has been split into one acre or \ larger homesites. The property to the west has a twenty-five (25%) percent gradient and drops approximately eighty (80~) feet, ~ . . PAGE 2 OF 3 8K 7.111 PG 2~1 (FEE~93- 6136) Resolution No. 93-27 Page 2 and WHEREAS, the property owners have obtained a ZONING USE PERMIT FOR THE ESTABLISHMENT OF A MOBILE HOME PARK IN AN A-R (Agricultural Residential) zone via BOS Resolution 92-177. The size of this development is approximately nine plus (9.48) acres. The requested density is approximately four (4) units per acre, and WHEREAS, the water will be supplied by an existing well and proposed private system, electric power by Dixie Escalante Rural Electric Association, Inc. and sewer will be handled through an on-site septic and leach line systems, and WHEREAS, the Commission, at their meeting on December 9, 1992, did recommend CONDITIONAL APPROVAL of site plan for VIRGIN MOUNTAIN ESTATE MOBILE HOME PARK, with the following, conditions: 1. All conditions of BOS Resolution 92-177 will be adhered to. 2. That comments made by Norm Marrah, Director of Environmental Health in his letter dated 9-29-92 in which he states "Arizona Department of Environmental Quality approves the use and design of the sewage disposal system( s), and water distribution system for this project", be adheared to. 3. Arizona Department of Water Resources approves the quality and quantity of water for this project. 4. Plans on file in the Mohave County Planning and Zoning Department, dated December 2, 1992, are the basis of this site plan approval, along with the conditions set forth in these recommendations. 5. All applicable provisions of Sections 25, 26, 27, and 31 of the Mohave County zoning Regulations shall be complied with. In addition to compliance with Ordinance 87-1 (Dark Sky Ordinance). ,: . . Resolution No. 93-27 PAGE 3 OF 3 BY. 2171 PG 242 (FEE~93- 6136) Page 3 WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on January 16, 1993 and as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their regular meeting on Monday February 1, 1993 conditionally approved the granting of this Mobile Home Park site plan as recommended by the Mohave County Planning and zoning Commission and outlined herein.
