A RESOLUTION SETTING FORTH THE REZONING OF THE SOUTH 892 FEET OF
THE NORTH 1784 FEET OF PARCEL 508, SECTIONS 7 & 18, TOWNSHIP 23
NORTH, RANGE 16 WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/5A (AGRICULTURAL
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE LONG
MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 4, 1993, a public hearing was
conducted to determine whether approval should be granted to
William C. and Tami S. Matzen of EI Cajon, California, for a zone
change from the existing A-R/IOA (Agricultural Residential/Ten
Acre
Minimum
Lot
Size)
to
A-R/5A
(Agricultural
zone,
Residential/Five Acre Minimum Lot Size) zone, located two
thousand five hundred fifty-eight (2,558') west of North Bank
Street and north of Calle Chavez in the Long Mountain portion of
the Mohave County General area, and
WHEREAS, Sections 7 & 18 are approximately seven (7) miles
north of the Butler area and are bordered by Stockton Hill Road
on the west. The property is accessed from Stockton Hill Road via
Calle Muerlos Road east approximately one (1) mile to the west-
central side of the subject property, and

WHEREAS, review of floodplain map #040058-2000B indicates
this parcel to be clear of a designated floodplain. The property
is currently vacant. Surrounding land uses consist primarily of
vacant land with a few scattered residences. The applicant
desires to split this twelve plus (12.48) acre parcel into two
six (6+) acre parcels, and
WHEREAS, this rezone request conforms to the Long Mountain
Area Plan, and
WHEREAS, at the public hearing before the Mohave County

Planning and Zoning Commission on December 9,
Commission recommended a conditional APPROVAL of the requested
rezoning with the applicant understanding and accepting the
following conditions:
1.
(Agricultural-
The two (2) parcels be zoned A-R/5A
Residential Five Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.

The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
Each parcel shall have legal access.
The two (2) parcels shall meet or exceed five (5) acres
exclusive of road easements or rights-of-way.
The parcel plat shall show any surface drainage or FEMA
flood zones.
No building/zoning permits shall be issued until after
Parcel Plat recordation.

8. The Board of Supervisors accept the dedication of a
thirty (30') foot road right-of-way along the west
boundary, and a sixty (60') foot road right-of-way
dedication along the eastern boundary of the subject
property. This shall be approved through the recording
of the resolution authorizing this zone change, and
that the dedication-granting statement and the
dedication-granting be shown on the Parcel Plat.
9. That appropriate zoning/building/environmental permits
be obtained.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being
February 3, 1993, as per ARS 11-829E.
11. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
At the request of Roqer Esquerra, cartoqrapher, the planninq
Commission recommends Final Plat and Parcel Plat boundaries be a
triple wide line as the 1/8" blue line border obscures
dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in the county seat,
Kingman, Mohave County, Arizona, on December 19, 1992, and posted
December 18, 1992, as required by Arizona Revised Statutes and
the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 4, 1993 approved this
change in zoning as recommended by the Mohave County Planning and
zoning Commission and outlined herein.
