A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY PLAN FOR SAGE ESTATES, TRACT 4105, BEING THE N~ SE~
NW~ AND THE N~ N~ S~ SE~ NW~ SECTION 25, TOWNSHIP 19 NORTH, RANGE
22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 4, 1993, a public hearing was
conducted to determine whether approval should be granted to Sage
Investment, Incorporated, Bullhead City, Arizona for an extension
of time for the approved preliminary plan of SAGE ESTATES, Tract
4105, being the N~ SE~ NW~ and the N~ N~ S~ SE~ NW~ Section 25,
Township 19 North, Range 22 West, located in the South Mohave
Valley area, and
WHEREAS, the owner/developer of this tract is J. T. Miller,
Sage Investment, Inc., of Fort Mojave, Arizona.
The engineer
responsible for the preparation of the drainage report and design
of this subdivision is McLaughlin-Kmetty Engineers, Inc.,
Phoenix, Arizona, and
WHEREAS, the revised preliminary subdivision plan depicts
this twenty-five (25) acre parcel to be divided into eighty-four
(84) lots with an over all density of three plus (3.3) lots per

acre; maximum lot size is eleven thousand five hundred (11,500)
square feet, the minimum lot size is eight thousand one hundred
(8,100) square feet, and
WHEREAS, the revised preliminary plan for this tract was
approved by the Mohave County Board of Supervisors on November 5,
1990, via BOS Resolution 90-302.
Article 3.10-1 states, "Upon
application to the commission and prior to the expiration, of the
time limit, extensions in increments of one ( 1) year may be
granted by the Board if the subdivider is actively processing the
Final Plat.
If such action is not taken than all proceedings

relating to the plat shall be terminated", and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on December 9,
1992,
the
Commission recommended conditional APPROVAL of the requested
extension of time with the applicant understanding and accepting
the following conditions:
1. In the letter dated November 4, 1992, received by P & Z
November 4, 1992, Mr. J. T. Miller, states, "We have
been trying to resolve some requirements of ADEQ in
regard to our septic system, percolation and drainage.
We are also awaiting the dedication by Emerald River
Estates of our access from the North. If this is not
forthcoming, we may have to switch to a southern
access."
2. This is the first extension of time for this project.
3. This extension of time will be in effect until November
5, 1993.

4. As provided in Article 3.10-1 "..., extensions in
increments of one (1) year may be granted by the Board
if the subdivider is actively processinq the Final
Plat. If such action is not taken than all proceedinqs
relatinq to the plat shall be terminated."
At the request of Roqer Esquerra, cartoqrapher, the Planninq
Commission recommends Final plat and Parcel Plat Boundaries be a
triple wide line as the 1/8" blue line border obscures
dimensions.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in the county seat,
Kingman, Mohave County, Arizona, on December 19, 1992, and in the
Mohave Valley Daily News, and as required by Arizona Revised
Statutes and the Mohave County zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 4, 1993 approved this
extension of time for the preliminary plan of SAGE ESTATES, Tract
4105, as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
