F'AGE 1 OF :3 I1!lHAVE COUNTY 80ARD (iF SUPERIJ ISaRS RECORDING FEiE 0.00 He RESOLUTION NO. 93~83 RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR PALM ES'l?ATES II, TRACT 4104, AND AN EXTENSION OF TIME FOR THE ABANDONMENT OF ROADWAYS AND EASEMENTS AND THE ABANDONMENT-REVERSION TO ACREAGE FOR PORTIONS OF RIO RACIENDS, TRACT 1224, BEING A PORTION OF SECTION 14, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 5, 1993, a public hearing was conducted to determine whether approval should be granted to Harold Sharp, Sharp Investment Company of Bullhead City, P',rizona an extension of time for the approved Preliminary Plan for, PALM ESTATES II, TRACT 4104, and WHEREAS, the owner/developer of this tract is Harold Sharp, Sharp Investment Comp.any of Bullhead City, Arizona. PAGi. 2 Of ,...t c.v~:~....-ra-'\....-.. ~'k 'l'l~~ '9l1i Resolution No. 93-83 Page 2 WHEREAS, the plan submitted and reviewed is a as resubdivision of twenty-seventy (27) acres subdivided into eighty-two (82) lots. The minimum lot size is seven-thousand eight-hundred (7,800) square feet and the maximum lot size is thirteen-thousand (13,000) square feet. The overall project density is three point five (3.5) lots per acre, and WHEREAS, the preliminary plan for this tract was approved by the Mohave County Board of Supervisors on April 2, 1990, via BOS Resolution 90-80. A condition of the preliminary plan approval was the abandonment of a portin of Rio Hacienda, Tract 1224. The abandonments for roadways and easements was approved via Resolution 90-313. The abandonment/reversion to acreage was approved via resolution 90-312. A condition of approval for the abandonments was that the final plat for Palm Estates II, Traqct 4014-A be recorded within one (1) year or the banandoned protions would revert to it's previous condition. Resolutions 90-312 & 90-313 were approved by the Board on November 5, 1990, and WHEREAS, the applicant requested an extension of time in November, 1991. The extension was granted to April 2, 1991 via BOS Resolution 91-292. The second extension was requested in February, 1992. The extension was granted to April 2, 1993 via BOS Resolution No. 92-108. This would be the third (3rd) extension of time, and 'r . . ." ,.X) Resolution 93-83 PAGE 3 OF 3 BY. 2200 PG 711 (FEEt93-18614) Page 3 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 10, 1993, the Commission recommended conditional APPROVAL of the requested extension of time with the applicant understanding and accepting the following conditions: 1. That all conditions of Resolution Numbers 90-80 dated AprilS, 1990 and 90-312 & 90-313 dated November 5, 1990 be complied with. 2. This Extension of Time will be in effect until April 2, 1994. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, AprilS, 1993 approved this extension of time for the preliminary plan of PALM ESTATES II, Tract 4104, as recommended by the Mohave County .Planning and Zoning Commission and outlined here in.
