RESOLUTION NO. 93-82
A RESOLUTION SETTING FORTH THE REZONING OF THAT PORTION OF
SECTION 23, TOWNSHIP 17 NORTH, RANGE 22 WEST, TO BE KNOVlN AND
SUBDIVIDED AS TANGERINE TERRACE II, TRACT 4151, FROM: A-R
(AGRICULTURAL RESIDENTIAL) ZONE PROPOSED TO BE R-l(SD) (SINGLE
FAMILY RESIDENTIAL/SPECIAL DEVELOPMENT) ZONE, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA.
VlHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on AprilS, 1993, a public hearing was
conducted to. determine whether approval should be granted to
Steve Pacheco, CBBS Venture, of Cardiff, California.a zone change
from exisl:ing A-R (Agricultural Residential) zone to R-l(SD)
(Single Family Residential/Special Development) for the approved
preliminary Plan for, TANGERINE TERRACE II, TRACT 4151, and
VlHEREAS, section twenty-three (23) is located twenty (20)
miles sout:h of Bulllhead City's southernmost border and is
bounded by Plantation Drive on the north, Mountain View Road on
the east, Riverfront Parkway and the Colorado River on the west,
with vacant, undeveloped land on the south.
The 1905 Colorado
River meander line bisects this section.
Access to Section
twenty-three (23) is from State Highway 95 and Higgen's Corner,
south one (1) mile to the intersection of Barrackman Road,
plantation Drive and Riverfront Parkway. This proper.ty is

located on the southwesterly side of Riverfront Parkway, adjacent
to the Colorado River approximately one (1) mile south of the
above ment:ioned intersection, and
WHEREAS, review of flood plain map if040058-2625C indicates
portions of this area to be in a minor designated floodplain.
The site is currently vacant.
Surrounding land uses consist of
Colorado Riverfront Terrace, Tract 4082 and Tangerine Terrace,
Tract 4142 to the northwest, proposed Coves at River Terrace
Tract 4139 to the northeast and vacant land to the southeast.
Riverfront. Parkway continues south into Natural Widlife refuge
areas, and
WHERE.l\.S, the developer is proposing twenty-six (26) acres
subdivided into ninety-five (95) lots for single family modular
home sites.
The developer is proposing approximately five-
thousnad (5,000) square foot lots are request to be zOIled R-
MH(SD) Residential Mobile Home/Special Development), and
WHEREAS, applicant requested rElzone from A-R (Agricultural
Residential)
to R-MH(SD)
(Residential Mobile Homes/Special
Development) .
Staff feels that this request for R-MH(SD) be
DENIED.
However, staff would recomment that the Commission
approve a rezone from A-R (Agricultural Residential) to R"l(SD)
(Single Family Residential/Special Development).
Staff feels
that this zoning would be more in line with the request for a

Owner has been
contacted and concures with new zoning designation, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 10, 1993, the Commission
recommended conditional APPROVAL of the requested zone change
with the applicant understanding and accepting the following
conditions:
1. All manufactured (modular) home lot will meet or exceed
five thousand (5,000) square feet exclusive of
roadways.
2. The minimum setbacks for this development shall be,
front setback twenty(20') foot, side setback five (5')
foot, and rear setback ten (10') minimums.

The rezone shall become effective thirty days after the
recordation of the Final Plat. If development is
phased, then only the zoninq for that phase shall
become effective.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, AprilS, 1993 approved this
chanGe of zone for the preliminary plan of TANGERINE TERRACE,
Tract 4151, as recommended by the Mohave County Planning and
Zoning Commission and outlined here in.
