A RESOLUTION SETTING FORTH AN EXTEl'JSIQN OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISIOl'J PLAN FOR MISSION PARK RANCH, TRACT 4027,
BEING A PORTION OF THE W~ NE~ SECTION 25, TOWNSHIP 19 NORTH,
RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE AREA, ,MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on AprilS, 1993, a public hearing was
conducted to determine whether approval should be gran1:ed to
Lawerance S. Brody and Edna Ostrin of Torrance, California an
extension of time for the approved Preliminary Plan for, MISSION
PARK RANCH, TRACT 4027, and
WHEREAS, the owner/developer of this tract are Lawerance S.
Broady and Edna Qstrin of Torrance, California.

of this subdivision is Stovall Engineering Corporat:ion, ]<[ohave
Valley, Arizona, and

hundred sixty-one (261) lots.
The minimum and typical lot size
is seventy (70') feet by one hundred fifteen (lIS' ) feet or

size is eighteen-thousand five- hundred sixty (18,560) square
feet. The overall project density is three point five (3.5) lots
per acre, and
WHEREAS, the preliminary plan for this tract was approved by
the Mohav,e County Board of Supervisors on April 4, 1988, via P&ZC
Resolution 88-27. The applicant requested an extension of time
in February, 1990. The extension was granted to December, 1990
via Resolution 90-41. This extension request should have been to
April 4, 1991 which is the permissible extension for the first
( 1st) request.
The second (2nd) request extended the time to
April 4, 1992 via Resolution 91-120.

extended the time to April 4, 1993 via resolution 92-106.
This
will be the fourth (4th) extension of time, and
WHEREAS, previous ownership was held by Prebond Associates,
Inc. of Scottsdale, Arizona. They defalted on the financing and
the original owners are now in control of the property.
They
have paid all back taxes and fully intend to continue with the
approved preliminary through recordation, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 10, 1993, the Commission
recommended conditional APPROVAL of the reqllested extension of
time with the applicant understanding and accepting the following
conditions:

1. This Extension of Time will be in effect until April 4,
1994.
2. That all conditions of set forth in BOS Resolution
Number 88-27 be met.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, AprilS, 1993 approved this
extension of time for the preliminary plan of MISSION PARK RANCH,
Tract 4027, as recommended by the Mohave County Planning and
zoning Commission and outlined here in.
