PAGE 1 OF b MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 93-79 RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN OF FAIRWAY ESTATES, TRACT 4148-B, BEING A SUBDIVISION OF A PORTION OF THE E ~ OF THE NE ~ OF SECTION 35, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on AprilS, 1993, a public hearing was conducted to determine the approval of the final subdivision ,.:-" rj,,:::~ plan, for Fairway Estates, Tract 414 8-B, located in the South ",:~0..;./4 , ..~ ~:) ./ Mohave Valley area, and WHEREAS, the owner/subdivider of this tract is Glen L. and Pearle A. Ludwig. The engineer of record on this project is Richard J. Rieker, P. E. of Ludwig Engineering, San Bernardino, California, and WHEREAS, the proposed subdivision is located in the Fort Mohave area, approximately three (3) miles south of Bullhead City on Highway 95 and one-half (.5) mile east on Highway 95 on Joy Lane at the southwest corner of the intersection of the proposed Joy Lane and Mountain View Road, and (:~, .~~~' , , tE BK 2 OF 6 2200 PG 695 (FEEt93-18610) . Resolution No. 93-79 Page 2 WHEREAS, this subdivision is being constructed, on an twelve plus (12.81) acre parcel of land. This tracts seventy six (76)lots and one (1) commercial parcel. The Commercial parcel is one plus (1.02) acres with the balance of the development having a minimum lot size of 4,500 square feet and an overall density of 3.4 lots per acre, and WHEREAS, this phase is five plus (5.14) acres subdivided into twenty-eight (28) lots. WHEREAS, the water will be supplied by Bermuda Water Company, electric power by Mohave Electric Cooperative and telephone service by Citizens Utility Company. Sewage disposal will be provided by Sorenson Utility Company, Inc. Fort Mohave Mesa Fire Department will be providing fire protection for this project and private carrier will be providing the solid waste (garbage) disposal to Mohave Valley Landfill, and WHEREAS, the approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision, adjacent to lots fronting on perimeter roads and access to the nearest paved roads shall be constructed and paved with asphaltic concrete in accordance with Standard Specifications #171 and 101.10A or better the perimeter streets on the project side and interior streets will include curb and gutter as specified in Board of Supervisor Resolution 91-335; and the owner/subdivider shall install a water distribution system to ------, ,..:>:] ;~., ,...-"7:''-, ,... .';'.") Resolution No. 93-79 Page 3 serve each lot within the subdivision; fire hydrants shall be provided in accordance with the requirements of the Fort Mohave Mesa Fire Department; sewage disposal is to be handled by Sorenson Utility Company, Inc., drainage related improvements will be made as recommended by the project engineer in the county approved drainage report; agreements will be made to extend underground electric, telephone and water service to each lot in accordance with Arizona Corporation Commission Regulations, these service agreements will be submitted prior to final recordation; all lots and street centerline monuments will be staked and monumented in accordance with Mohave County Standard Specification No. 102; street name and regulation signs will be installed in accordance with Mohave County Subdivision Regulations; and as a condition of approval the owner/subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations. NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the Final Plat for Tract 4148-B conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire to the Real Estate Commission as required for approval of this tract by the Board. A copy of the draft and final report delivered to the Arizona State Real Estate Department shall be submitted to the county; . . +--.. \ t ~ .J , _.~,J Resolution No. 93-79 Page 4 2. The Final Plat for Tract 4148-B including the dedication shall be properly executed and/or sanctioned by all parties having any recorded title interest in the land being subdivided and included on this subdivision; PAGE 4 OF 6 BK 2200 PG 697 (FEE~93-18610) 3. An approved method of assurance and/or surety shall be provided in the amount of the cost estimate as approved by the Mohave County Public Works Department for the final recorded plat, in its entirety, and all required site improvements; 4. The Board of Supervisors approves the zone change with the recording of the Final Plat; NOW THEREFORE BE IT FURTHER RESOLVED, a corrected copy of all documents delineated above shall be submitted for staff review and upon receipt of the evidence that these conditions ;,~Jr have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat for tract 4148-B to be recorded. NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through the Board of Supervisors' meeting for this date.
