VISTAS, TRACT 4108-A, BEING A SUBDIVISION OF A POR'rION OF
GOVJl':RNMENT LOTS 3 & 4 AND A PORTION OF THE NE% OF THE SW% OF
SECTION 18, TOWNSHIP 19 NORTH, RANGE 21 WEST, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
1993
of Supervisors held on April 5, 1-9-9-2, a public hearing was
conducted to determine the approval of the final subdivision

WHEREAS, the owner/subdiVider of this tract is Vanderslice

Arizona and Alexandr-Catania Development of Azusa, California.
The engineer of record on this project is Robert L. Schuetz, P.E.

WHEREAS, this revised preliminary subdivision plan depicts
on-hundred sixty (160) acres divided into seven-hundred four
(704) residential lots and four plus (4.2) acres that will be

zoned for Commercial use. This be accomdished through a special

WHEREAS, the water will be supplied by Bermuda Water
Company, electric power by Citizens utilities Company and
telephone service by
Citizens Utilities Company.
Sewage
disposal will be provided by an on site treatment plant.
Fort
Mohave Mesa Fire Department will be providing fire protection for
this project and private carrier will be providing the solid
waste (garbage) disposal to Mohave Valley Landfill, and
WHEREAS, the approval of this subdivision is based on the
understanding of the Board of Supervisors that the primary acess
to this subdivision is via Camp Mohave Road into Phase I, then
north on Vanderslice Road to the northern most property line.
The subdivider shall as a condition of approval for this tract
pave Camp Mohave Road east from the end of the pavement at
Mountain View Road to the eastern most boundary of this project.

He shall also pave Vanderslice Road north from the intersection
of Camp Mohave Raod to the northern most boundary of this projcet
as it is continguous to this subdivision. All streets within the
subdivision, adjacent to lots fronting on perimeter roads and
access to the nearest paved roads shall be constructed and paved
with
asphaltic
concrete
in
accordance
with
Standard
Specifications #171 and 101.lOA or better the perimeter streets
on the project side and interior streets will include curb and
gutter as specified in Board of Supervisor Resolution 91-335; and
the owner/subdivider shall install a water distribution system to
serve each lot within the subdivision; fire hydrants shall be
provided in accordance with the requirements of the Fort Mohave
Mesa Fire Department; sewage disposal is to be handled by an on
site sewage treatment plant, drainage related improvements will
be made as recommended by the project engineer in the county
approved drainage report; agreements will be made to extend
underground electric, telephone and water service to each lot in
accordance with Arizona Corporation Commission Regulations, these
service agreements will be submitted prior to final recordation;
all lots and street centerline monuments will be staked and
monumented
in
accordance
with
Mohave
County
Standard
Specification No. 102; street name and regulation signs will be
installed
in
accordance
with
Mohave
County
Subdivision.
Regulations; and as a condition of approval the owner/subdivider
is responsible for the completion of these site improvements and
shall provide an assurance for all required subdivision

improvements in accordance with Article V of the Mohave County
Subdivision Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board APPROVES the
Final plat for Tract 4108-A conditional to the following:
1. The developer will make the same commitments for
improvements in the Subdivision Questionnaire to the
Real Estate Commission as required for approval of this
tract by the Board. A copy of the draft and final
report delivered to the Arizona State Real Estate
Department shall be submitted to the county.
2.
All concerns stated by The County Engineer
letter dated February 22, 1993, marked EXHIBIT
addressed prior to recordation.

The Final Plat for Tract 4108-A including the
dedication shall be properly executed and/or sanctioned
by all parties having any recorded title interest in
the land being subdivided and included on this
subdivision;
4. An approved method of assurance and/or surety shall be
provided in the amount of the cost estimate as approved
by the Mohave County Public Works Department for the
final recorded plat, in its entirety, and all required
site improvements;
5. The Board of Supervisors approves the zone change with
the recording of the Final Plat;
NOW THEREFORE BE IT FURTHER RESOLVED, a corrected copy of
all documents delineated above shall be submitted for staff
review and upon receipt of the evidence that these conditions
have been met, together with the executed mylars and appropriate
recording fees, the Director of Planning and Zoning will obtain
the necessary signatures from the County Departments and

NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing
has been met and published throughout this subdivision process
and the public was afforded notice of this final action through
advertisement of the Board of Supervisors' meeting for this date.

1. This Department reconunends that the developer provide a twenty
(20) foot radius at the southwest corner of lot 45.
2. The Final Plat needs to add a note.indicating the appropriate
FEMA flood zone designation for this tract.
3. The boundary corners of this phase need to be labeled on the
Final Plat.
4. The Improvement Plans need to include the proposed Grading

Preliminary Plan showed this Parcel to be 30' originally.
10. Sheet 8 of 31 of the Improvement Plans indicates a Parcel "B"
between lots 42 and 43. The Final Plat indicates this area to be
Parcel "D". This item needs to be corrected or explained.
11. Sheet 15 and 16 of 31 of the Improvement Plans indicate ten
(10) foot DE's at the ends of Lynda Cir. and Susan Cir. The Final
Plat does not show these proposed DE's. These items need to be
corrected or explained.
