A RESOLUTION SETTING FORTH AN AMENDMENT OF B.O.S. RESOLUTION NO.
91-124, WHICH APPROVED THE FINAL PLAT FOR PALM ESTATES II, TRACT
4104-A, BEING A PORTION OF SECTION 14, TOWNSHIP 19 NORTH, RANGE
22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on March 8, 1993, a public hearing was conducted
to determine whether approval should be granted to Harold Sharp
of Bullhead City, Arizona an amendment of B.O.S. Resolution No.
91-124 for PALM ESTATES II, TRACT 4104-A, and
WHEREAS, The owner/developer of this tract is Harold Sharp,
Sharp Imvestment Company of Bullhead City, Arizona. The engineer
responsible for the preparation of the drainage report and design
of this subdivision is Stovall Engineering Corporation, Riviera,
Arizona, and
WHEREAS, this proposed subdivision is located one (1) mile
south of Bullhead City limits, east on Camp Mohave Road, three
quarters (.75) mile from Highway 95. Access is provided to this
parcel from Camp Mohave Road and Sharpe Drive, and

WHEREAS, the subject property is designed to accomodate
fifty-six (56) single family homes on sixteen plus (16.507)
acres, and
WHEREAS, it is intended that all lots are to be zoned R-O/8M
(single Family Residential/Mobile Homes Prohibited) as approved
by the Board of Supervisors on May 7, 1990 by Resolution No. 90-
81, and
WHEREAS, the approval of this subdivision was based on the
understanding of the Commission and the Board of Supervisors tht
all streets within the subdivision will be constructed and paved
with asphaltic concrete in accordance with Standard Specification
&171 and #101.10D of the County Engineering Road Standars or
better, some of the interior streets will be standard crown and
incllude rolled curb, some are approved for inverted crowns. A
water supply and distrubution system including adwquate pressure
and volume for fire flows will be constructed to serve each lot.
Grading and drainage related improvements will be made as
recommended by the desisgn engineer in the submitted drainage
reports. Electric and telephone service shall be rpovided to
each lot in accordance with Arizona Corporation Comission
regulatlions. All lots and street centerline monuments will be
staked and monumented in accordance with Standard Specificatons
No. 102 of the County Engnieering Road Standards. Fire hydrants
will be provided at locations prescribed by the Fort Mohjave Mesa
Fire Department, street name and regulator signs will be

installed in accordance with the requirements of the Mohave

County Subdivision Regulations and as recommended by the design
engineer; and as a condition of approval, the Owner/Subdivider is
responsible for the completion of these site improvements and
shall provide an assurance for all required subdivision
improvements in accordance with Article V of the Subdivision
Regulations, and
WHEREAS, specifically, this admendment request is to modify
the requirement in item four (4) "A one (1') foot non-vehicle
access with six (6') foot block wall shall be installed along the
rear lot lines of lots 9-16 Block 2 and the east sixty (60') feet
r.~ of the south lot line of Lot 8 Block 2 with flow through

provisions.", and
WHEREAS, the Owner/Developer via Stovall Engineers, Inc.
respectfully requests that Item #4 read as follows: "A one (1)
foot non-vehicle access easement shall be established with a five
foot four inch (5'4") block wall installed along the rear lot
lines of Lots 9 through 16, Block 2 and the East sixty (60) feet
of the South lot line of Lot 8 Block 2, with flow through
provisions", and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, March 8, 1993 approved this
