HomeMy WebLinkAbout93-066 - ~~. _u_ " . .~l , '.If . _"~;'''tT . {,l!cr.CrJl:.iED RESOLUTION NO. 93-66 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE COMPLETION OF IMPROVEMENTS FOR ARIZONA WEST, TRACT 1112, BEING A PORTION OF N~ SECTION 11, TOWNSHIP 23 NORTH, RANGE 15 WEST, LOCATED IN THE NORTH KINGMAN AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 8, 1993, a public hearing was conducted to determine whether approval should be granted to B. Marc Neal of Kingman, Arizona an extension of time for the completion of improvements for ARIZONA WEST, TRACT 1112, and WHEREAS, this subdivision is located approximately fifteen (15) miles northeast of Kingman on "Old" Highway 66. Access to the subdivision is via "Old" Highway 66. Cattle, Apache, and Buckboard Drives are the interior streets per the recorded subdivision plat, and WHEREAS, this subdivision contains approximately eighty (80) acres subdivided into two hundred fifty-six (256) lots. The lot sizes range from 7,070 square feet to 21,405 square feet, and WHEREAS, in 1971, the Board of Supervisors approved the final subdivision plan for Arizona West, Tract 1112. This tract was recorded in June, 1971. The final approval was granted based . . Resolution No. 93-66 Page 2 on the understanding that the declared improvements, lot stakinq and monuments, street construction and water distribution system be completed within one (1) year from the date of recordation, and WHEREAS, in 1985, Mr. B. Marc Neal requested a reactivation of the subdivision for the raw land sales. In December, 1985, the Board of Supervisors approved that request, and WHEREAS, in February, 1988 the Board of Supervisors approved a one (1) year Extension of Time via Resolution 88-9 to December 16, 1988. The second Extension of Time was granted in February 1989, via Resolution 89-18, to December 16, 1989. The third and forth extensions were granted via Resolution 91-53 to December 16, 1991. The fifth extension was granted in February of 1992 via Resolution 92-43 to December 16, 1992. This will be the sixth Extension of Time, if granted, and will extend the time to December 16, 1993, and WHEREAS, staff has received a petition with seventeen (17) property owners who are against extending the time for completion of this project. Staff has received numerous calls about the prolonged completion of the requirements set forth in the final improvements package. Staff recommends .the Developer meet with the property owners to clear their concerns or identify specifically what is needed to complete the project, and PAGE 2 OF 3 BK 2186 PG 660 (FEE~93-12~03) -,..,~' .. . . Resolution No. 93-66 Page 3 WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on February 10. 1993, the Commission recommended conditional APPROVAL of the requested extension of time with the applicant understanding and accepting the following conditions: 1. This is the sixth Extension of Time for this project. 2. This Extension of Time will be in effect until December 16, 1993. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, March 8, 1993 approved this extension of time for the completion of improvements for ARIZONA WEST, Tract 1112, as recommended by the Mohave County Planning and Zoning Commission and outlined here in. ~ COUNn..BOARD OF SUPERVISORS & ~~~, ST D ER, Ch rman PAGE 3 OF 3 BK 2186 PG 661 (FEE~93-12503)
