HomeMy WebLinkAbout93-061 n."" -,. f]~ ~ -'" :') '.cj< . .EX81 ~;:~,J~:L~ :::93- 1.2496 BK 2186 PG 636 uFFICIAl RECORDS OF HOHAVE COUNTY AZ. 3 RESOLUTION NO. 93-61 A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR REZONING OF LOT 13, BLOCK H, UNIT 84 GOLDEN SAGE RANCHOS, SECTION 21, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL- RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE A- R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 8, 1993, a public hearing was conducted to determine whether approval should be granted to Emmanuel Qas-awdish of San Diego, California, from A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone, to A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size) zone, located in Golden Sage Ranchos, Unit 84, and WHEREAS, Section 21 is located approximately one and three- quarter (1.75) miles South of Arizona State Highway 68 and is bounded by Egar Road on the East, Bolsa Drive on the South, Guthrie Road on the West and Redwall Drive on the North, and WHEREAS, the subject property is accessed form State Highway 68 via Eager Road south approximately one and three-quarter (1.75) miles to Redwall Drive, thence east approximately one (1) mile to Guthrie Road, thence South approximately nine-hundred and . . Resolution 93-61 Page 2 ninety (990') feet to the northwest corner of the subject property, and WHEREAS, The property is wi thin Golden Valley Improvement District Number One (1), and WHEREAS, Review of floodplain map #040058-2300B indicates this Parcel to be clear of a designated floodplain. There is currently vacant house trailer, six (6) non-operational vehicles and other scattered debris located on the property. The former owner of the property was in zoning violation. The source of this violation still remains on the property. Surrounding land uses consist of one residence located to the north of this parcel, with /' a partially completed house on the south and vacant land to the west. There are a few other residences scattered throughout the area. The property located directly east is also in the process of being rezoned, and WHEREAS, The applicant desires to split this two plus (2.34) acre parcel into two one (1+) acre parcels, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 10, 199 3 , the Commission recommended APPROVAL of the requested zone change contingent on the following: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 4. The parcels shall meet or exceed one (1) acre exclusive of road easements or rights-of-way. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on February 20, 1993, and posted February 19, ,-',-..... 1993, as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday March 8, 1993 approved this Extension of Time as recommended by the Mohave County Planning and Zoning commission and outlined herein.
