RESOLUTION NO. 93-60
A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR REZONING OF
LOT 4, BLOCK H, UNIT 84 GOLDEN SAGE RANCHOS, SECTION 21, TOWNSHIP
21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL-
RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE A-
R/lA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE,
LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY ARIZONA
WHEREAS, at the regular meeting of the Mohave County board
of Supervisors held on March 8, 1993, a public hearing was
conducted to determine whether approval should be granted to
Michael and Lamis Sitto of LaMesa, California for a zone change
from A-R/2A (Agricultural-Residential/TwO Acre Minimum Lot Size)
zone, to A-R/1A (Agricultural-Residential/One Acre Minimum Lot
Size) zone, located in Golden Sage Ranchos Unit 84, Section 21,
and
WHEREAS, Section 21 is located approximately one and three-
quarter (1.75) miles South of Arizona State Highway 68 and is
bounded by Egar Road on the East, Bolsa Drive on the South,
Guthrie Road on the West and Redwall Drive on the North. The
subject property is accessed from State Highway 68 via Egar Road
south approximately one and three-quarter (1.75) miles to Redwall
Drive, thence east approximately seven-eighths (.875) of a mile
to Dewey Road, thence South approximately nine-hundred and ninety
(990') feet to the northeast corner of the subject property, and

WHEREAS, the property is within Golden Valley Improvement
District Number One (1), and
WHEREAS, review of floodplain map #040058-2300B indicates
this Parcel to be clear of a designated floodplain.
Surrounding
land uses consist of one residence located to the north of this
parcel, with an abandoned house trailer to the west. There are a
few other residences scattered throughout the area. The property
located directly west is also in the process of being rezoned,
and
WHEREAS, the applicant desires to split this two plus (2.34)
acre parcel into two one plus (1+) acre parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and zoning Commission on February 10,
1993, the
Commission recommended APPROVAL of the requested zone change
contingent on the following:
1.
The parcels be zoned A-R/1A
Residential/One Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. The parcels shall meet or exceed one (1) acre exclusive
of road easements or rights-of-way.

5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on February 20, 1993, and posted February 19, 1993,
as required by Arizona Revised Statutes, and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday March 8, 1993 approved this
Rezoning as recommended by the Mohave County Planning and Zoning
commission and outlined herein.
