PAGE 1 DF 3 MOHAVE COU~TY BOARD OF SUPERVISORS RECORDInG FEE 0.00 He RESOLUTION NO. 93-54 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE REZONING OF LOT 3, BLOCK D, MARILYN ACRES, FROM: C-l (NEIGHBORHOOD COMMERCIAL) , PROPOSED TO BE: C-2H (HIGHWAY COMMERCIAL), APPROVED VIA RESOLUTION 91-12, LOCATED 150 FEET SOUTH OF LOS GAUCHOS ROAD EAST OF HIGHWAY 95, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 8, 1993, a public hearing was conducted to determine whether an Extension of Time should be granted to Oscar Santa Maria, of Ontario, California for a rezoning from existing C-l (Neighborhood Commercial) zone to C- 2H/IA (Highway Commercial/One Acre Minimum Lot Size) zone, located on the east side of Highway 95, between Los Gauchos and teller Roads in the South Mohave Valley area, and WHEREAS, the subject property is located on the east frontage of Highway 95 approximately 150 feet south of Los Gauchos Road. Review of floodplain map #040058-2445C indicated this area is in a FEMA Designated floodplain. This property is currently vacant. Surrounding land uses consist of a gas station to the North and vacant land on the South and East. There are residences to the East, but there are intervening R-M (Multiple- Residential) designated parcels. The South Mohave Area Plan allows for this commercial land use, and WHEREAS, the Planning and Zoning Commission conditionally approved this item at their December 1990 meeting and the Board of Supervisors approved the conditional rezone at their January 7, 1991 meeting via Resolution 91-12. On April 6, 1992 the Board of Supervisors granted an extension of time for conditional rezoning via Resolution 92-99, this extension was granted for one year only, to January 7, 1993, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 10" 1993, the Commission recommended APPROVAL of the requested Extension of Time contingent on the following: 1. Continued compliance with conditions of Resolution No. 92-99, which granted an extension of time for one year only, to January 7, 1993. 2. provision of a site plan in accordance with Section 27.P to accompany any building permits. 3. The Extension of Time be granted until January 7, 1994, WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on February 20, 1993, and posted February 19, " 1993, as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. "'- ) Resolution 93-54 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday March 8, 1993 approved this Extension of Time as recommended by the Mohave County Planning and Zoning commission and outlined herein.
