PAGE 1 OF ~ MGHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 93-143 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL PLAT AND PETITION OF EXCEPTION FOR COURTNEY PARK EAST, TRACT 4147-A, BEING A SUBDIVISION OF A PORTION OF NW ~ OF THE SW ~ SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 3, 1993, a public hearing was conducted to determine the approval of the Final Plat for COURTNEY PARK EAST, TRACT 4147-A, and WHEREAS, the owner/developer of this tract is Dennis Gootrad, of West, Arizona. The engineer responsible for the plan preparation and drainage report for this subdivision is Stovall Engineers, Inc. of Fort Mohave, Arizona, and, WHEREAS, the project site is approximately two (2) miles south of Bullhead City on State Highway 95 and one-quarter (.25) mile eas of Highway 95 on Aztec Road at the southeast corner of the intersection of the proposed Mesa Villas Drive and Aztec drive, and WHEREAS, the approved preliminary plan depicts seven plus (7.12) acres divided into thirty-four (34) lots (4 units/lot) having a minimum lot size of seven-thousand (7,00) square foot and a maximum of twelve-thousand twenty-five (12,025) square foot for an overall lot density of nineteen (19) units/acre, and WHEREAS, the submitted "New Preliminary Plan" depicts seven plus (7.12) acres divided into thirty-two (32) lots (4 units/lot) having a minimum lot size of seven-thousand square foot (7,00) and a maximum lot size of nine-thousand si3-hundred sixty (9,660) square foot for an overall lot density of seventeen (17) units/acre. Two lots have been designated as an open space parcel, and WHEREAS, the Final subdivision Plat, for Tract 4147-A, depicts approximately one plus (1.770) acres subdivided into six (6) lots and one parcel (parcel "A") for open space. The overall density is three plus (3.6) lots per acre, and .. WHEREAS, the developer intends the domestic water supply to be provided by the Bermuda Water Company; elect:r:-i.c power by Mohave Electric Cooperative; telephone by Citizens Utilities Company; sewage treatment will be provided by Fort Mojave Tribal '-'~' . . Resolution No. 93-143 PAGE 2 OF 4 BK 2222 PG 744 (FEE~93-27867) Page 2 Utility Authority; solid waste disposal by private carrier to Mohave County Land Fill; and Fort Mohave Mesa Fire Department will provide fire protection, and NOW THEREFORE BE IT FURTHER RESOLVED, that the Board APPROVES the said plan conditional to the following: 1. The developer will make the same commitments for improvements in the Subdivision Questionnaire of this Real Estates Commission as required for approval of this tract by the Board. A copy of the final report delivered to the Arizona State Real Estate Department shall be submitted to the county for library purposes. 2. The owner/subdivider shall cause the engineering and drainage related improvements to be completed as recommended by the project engineer and outlined in the detailed drainage report as approved by the County Engineer. 3. The method of assurance will be a cash deposit to assure all improvements for Phase "A" and as approved and accepted by the Mohave County Engineer. (~ "-~:':~.~~, ':dj;;;:J 4. The setbacks will be twenty (20') foot front, fifteen (15')foot rear, and five (5') side as shown on "New" preliminary plan submitted and dated, December 21 1992, by the engineer of record. Received and stamped, December 22, 1992, by Planning and Zoning. NOW THEREFORE BE IT FURTHER RESOLVED, corrected copied of all documents delineated above shall be submitted for staff review and upon receipt of the evidence that these conditions have been met, together with the excuted mylar and appropriate recording fee, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat to be recorded.
