NORTH, RANGE 15 WEST, FROM: A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/4A
(AGRICULTURAL-RESIDENTIAL/FOUR ACRE MINIMUM LOT SIZE) ZONE,
LOCATED APPROXIMATELY TWO (2) MILES EAST OF THE KINGMAN CITY
LIMITS AND APPROXIMATELY ONE (1) MILE NORTH OF INTERSTATE 40 IN
THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 3, 1993, a public hearing was
conducted to determine whether approval should be granted to
Gregory Livingston of Escondido, CA., for a zone change from the
existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone, to A-R/5A (Agricultural Residential/Five Acre Minimum
Lot Size) zone, in Peacock mountain Ranches, Parcel 38, and
WHEREAS, the subject property is located approximately two
(2) miles east of the City of Kingman's eastern City Limits, and
approximately one and one-quarter (1.25) miles north of
Interstate 40. The property is accessed by Interstate 40 via D.
w. Ranch Road, thence northwest on Roundup Ave. Road
approximately one-half (.5) miles to Amarillo Road, thence north
approximately one-half (.5) miles to Siesta Road, thence west
approximately one-quarter (.25) miles to Roundup Avenue, thence
northwest approximately one-half (.5) miles to Taos Drive, thence
Northeast approximately five-hundred (500') feet to the southwest
corner of the subject property, and

WHEREAS, review 0 f floodplain map #B...w-<t5-8~2-3-5-&&-indicates
this Parcel to be clear of a designated floodplain. The property
is currently vacant. Surrounding land uses consist primarily of
vacant land. There are no public utilities serving this area.
The applicant desires to split this twelve plus (12+) acre parcel
into three (4+) acre parcels, and
WHEREAS, this parcel is not located in the Building Overlay
Zone, or under a designated area plan, and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 14, 1993, the Commission
recommended APPROVAL of the requested zone change with the
applicant understanding and accepting the following conditions:
1. The three parcels be zoned A-R/4A (Agricultural-
Residential/Four Acre Minimum Lot Size}.
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The three parcels shall meet or exceed four (4) acres
exclusive of road easements or rights-of-way.
6. The parcel plat shall show any surface drainage or FEMA
flood zones.
7.
No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That requisite zoning/building/environmental permits be
obtained.
9. The Board of Supervisors accept the granting of an (8~)
PUE along the southern boundary of this parcel along
Taos Drive, the granting statement to be shown on the
Parcel Plat.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E, and conditions contained herein.

If these conditions are not met within one (1) year
this approval by the Board of Supervisors shall be
void. If at the expiration of this period the property
has not been improved for the use for which it was
conditionally approved, the Board after notification by
registered mail to the owner and applicant who
requested the rezoning shall schedule a public hearing
to grant an extension, to determine compliance with the
schedule for development or cause the property to
revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 17, 1993, and posted April 15, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday May 3, 1993, approved this
zone change as recommended by the Mohave County Planning and
zoning Commission and outlined herein.
