wESr, FROM: A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM
LOT SIZE) ZONE, PROPOSED TO BE: A-R/4A (AGRICULTURAL-
RESIDENTIAL/FOUR ACRE MINIMUM LOT SIZE) ZONE AND A-R/2A
(AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE,
LOCATED APPROXIMATELY ONE-HALF (.5) MILES NORTH OF HIGHWAY 68 AND
ONE-QUARTER (.25) MILES EAST OF TEDDY ROOSEVELT ROAD IN THE
GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of supervisors held on May 3, 1993, a public hearing was
conducted to determine whether approval should be granted to
Anthony Garcia of La Mirada, CA., for a zone change from the
existing A-R!10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone, to A-R!4A & 2A (Agricultural Residential!4A & 2A Acre
Minimum Lot Size) zone, for Parcel 246-A, located in the Golden
valley area, and
WHEREAS, Parcel 246-A is located approximately one-half (.5)
miles north of Highway 68. The parcel is located along Earl
Drive, between Colorado and Teddy Roosevelt Roads. The property
is accessed by Highway 68 via Colorado Road north approximately
one-half miles to Earl Drive, thence west approximately one-half
(.5) miles to the northeast corner of the subject property, and

WHEREAS, review of floodplain map #040058-2150B indicates
this Parcel to be ~ ],.e..;H'_-Gt_-a--4Q.s-i...g.R:a~-;I;J..g.g.Q.pJ.-a-.i.-:B...- There is
currently one home located on the east side of the property.
Surrounding land uses consist primarily of vacant land with a few
scattered residences to the north and southeast. This Parcel is
located in Valley Pioneer Water District, and is within the
building overlay zone. The terrain of the property is primarily
flat wLth a wash traversing the parcel from north to south on the
east central portion of the property, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 14, 1993, the Commission
recommended APPROVAL of the requested Zone Change with the
applicant understanding and accepting .the following conditions:

1. The east and west parcels be zoned A-R/4A
(Agricultural-Residential/Four Acre Minimum Lot Size),
and the central parcel be zoned A-R/2A (Agricultural-
Residential/Two Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The east and west parcels shall meet or exceed four (4)
acres and the center parcel shall meet or exceed two
(2) acres exclusive of road easements or rights-of-way.
6. The parcel Plat shall show any surface drainage or FEMA
flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That requisite zoning/building/environmental permits be
obtained.
9. The Board of Supervisors accept the abandonment of the
existing fifty (50') foot Roadway and Public Utility
easements on the eastern, northern and western
boundaries of the parcel, and the dedication of a
thirty (30') foot road right-of-way along the northern
and western boundaries and the dedication of a thirty-
five (35') foot road right-of-way along the eastern
boundary. In addition the granting of an eight (8')
foot PUE on the eastern, northern and western
boundaries of the subject property. The abandonment,
dedication and granting statements to be shown of the
Parcel Plat.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E, and conditions contained herein.

10. If these conditions are not met within one (1) year
this approval by the Board of Supervisors shall be
void. If at the expiration of this period the property
has not been improved for the use for which it was
conditionally approved, the Board after notification by
registered mail to the owner and applicant who
requested the rezoning shall schedule a public hearing

to grant an extension, to determine compliance with the
schedule for development or cause the property to
revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 17, 1993, and posted April 15, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday May 3, 1993, approved this
change of zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
