PAGE 1 OF 3 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE Q.OO He RESOLUTION NO. 93-130 REZONING OF LOT 12, BLOCK G, GOLDEN VALLEY RANCHOS, UNIT 8, SECTION 3, TOWNSHIP 20 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED FOUR AND THREE-QUARTERS (4.75) MILES SOUTH OF HIGHWAY 68 BETWEEN JADE AND KAIBAB ROADS IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 3, 1993, a public hearing was conducted to determine whether approval should be granted to Ronald and Paula Apt of Kingman, Arizona, for a zone change from the existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone, to A-R/IA (Agricultural Residential/One Acre Minimum Lot Size) zone, located in Golden Valley Ranchos, Unit 8, Lot 12, Block G, in the Golden Valley area, and WHEREAS, Golden valley Ranchos Unit 8 is located four and three-quarters (4.75) miles south of Highway 68, and is bounded by Jade Road on the east, Hualapai Drive on the south, Kaibab Road on the west and Shinarump Drive on the north. Lot 12 is accessed by Highway 68 via Estrella Road south approximately four and three-quarters miles to Shinurump Drive, thence west approximately one-half (.5) miles to Papago Road, thence south approximately twelve-hundred (1200') feet to the northwest corner of the subject property, and WHEREAS, review of floodplain map #040058-2325B indicates this Parcel to be clear of a designated floodplain. There currently is a home located on the northern portion of the property. Surrounding land uses consist primarily of vacant land with a few scattered residences to the north and west. The terrain of the property is flat with a small wash traversing the parcel along the southwest portion of the property, and WHEREAS, this split constitutes the third (3rd) split of record in Golden Valley Ranchos Unit 8, and WHEREAS, the applicant desires to split this two plus (2.34) acre parcel into two (1+) acre parcels, and ;, .. . pi 20F 3 BK 2214 PG 995 (FEE~93-2~~73) (_:-'l .~.'. _.~--~.. '..,.'''~;J RESOLUTION NO. 93-130 PAGE 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 14, 1993, the Commission recommended APPROVAL of the requested Zone Change with the applicant understanding and accepting the following conditions: 1. The two parcels be zoned A-R/1A (Agricultural- Residential/One Acre Minimum Lot Size). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The two parcels shall meet or exceed one (1) acre exclusive of road easements or rights-of-way. 6. The parcel Plat shall show any surface drainage or FEMA flood zones. I"t':~. ! ~-. ",--1 v _../' 7 . No building/zoning permits shall be issued until after Parcel Plat recordation. 8 . That requisite zoning/building/environmental permits be obtained. I 9. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E, and conditions contained herein. 10. If these conditions are not met within one (1) year this approval by the Board of Supervisors shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, to determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on April 17, 1993, and posted April 15, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. PAGE 3 OF 3 BK 221~ PG 996 (FEE~93-2~573) RESOLUTION NO. 93-130 PAGE 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday May 3, 1993, approved this change of zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
