REZONING OF LOT 11, BLOCK N, GOLDEN SAGE RANCHOS, UNIT 66,
SECTION 3, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A
(AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED APPROXIMATELY ONE-QUARTER (.25) MILES
NORTH OF HIGHWAY 68 AND APPROXIMATELY ONE-HALF (.5) MILES WEST OF
ESTRELLA ROAD IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 3, 1993, a public hearing was
conducted to determine whether approval should be granted to John
and Caroline Kanaar of Kingman, Arizona, for a zone change from
the existing A-R/2A (Agricultural Residential/Two Acre Minimum
Lot Size) zone, to A-R/IA (Agricultural Residential/One Acre
Minimum Lot Size) zone, located in Golden Sage Ranchos, Unit 66,
Lot 11, Block N, in the Golden Valley area, and
WHEREAS, Golden Sage Ranchos Unit 66 is located one-quarter
(.25) miles north of Highway 68, and is bounded by Estrella Road
on the east, Chino Drive on the south, Egar Road on the west and
Agua Fria Drive on the north. The parcel is accessed by Highway
68 via Estrella Road north approximately one-quarter (.25) miles
to Chino Drive, thence west approximately three-eighths (.375)
miles to Eloy Road, thence north approximately one-quarter (.25)
miles the southwest corner of the subject property, and
WHEREAS, review of floodplain map #040058-2150B indicates
this Parcel to be clear of a designated floodplain. There
currently is a home located on the property on the north portion
of the property. Surrounding land uses consist primarily of
vacant land with a few scattered residences. This Parcel is
located in Improvement District #1 and is within the building
overlay zone. The terrain of the property is flat with a wash
traversing the parcel along the southern boundary, and
WHEREAS, this split constitutes the eighteenth (18th) split
of record in Golden Sage Ranchos Unit 66, and
WHEREAS, The applicant desires to split this two plus (2.34)
acre parcel into two (1+) acre parcels, and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 14, 1993, the Commission
recommended APPROVAL of the requested Zone Change with the
applicant understanding and accepting the following conditions:
1. The two parcels be zoned A-R/1A (Agricultural-
Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two parcels shall meet or exceed one (1) acre
exclusive of road easements or rights-of-way.
6. The parcel Plat shall show any surface drainage or FEMA
flood zones.
7 .
No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That requisite zoning/building/environmental permits be
obtained.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E, and conditions contained herein.
10. If these conditions are not met within one (1) year
this approval by the Board of Supervisors shall be
void. If at the expiration of this period the property
has not been improved for the use for which it was
conditionally approved, the Board after notification by
registered mail to the owner and applicant who
requested the rezoning shall schedule a public hearing
to grant an extension, to determine compliance with the
schedule for development or cause the property to
revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 17, 1993, and posted April 15, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday May 3, 1993, approved this
change of zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
