PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He MICROFILMED RESOLUTION NO. 93-127 REZONING OF LOT 6, BLOCK B, GOLDEN SAGE RANCHOS, UNIT 61, SECTION 23, TOWNSHIP 22 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL- RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A- R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED APPROXIMATELY THREE (3) MILES NORTH OF HIGHWAY 68 AND APPROXIMATELY SIX-HUNDRED (600') FEET WEST OF LAGUNA ROAD IN THE GOLDEN VALLEY AREA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 3, 1993, a public hearing was conducted to determine whether approval should be granted to Norman and Deborah Krevi, of Riverside, CA. for a zone change from the existing A-R/2A (Agricultual Residential/Two Acre Minimum Lot Size) zone, to A-R/IA (Agricultual Residential/One Acre Minimum Lot Size) zone, located in Golden Sage Ranchos, Unit 61, Lot 6, Block B, in the Golden Valley area, and WHEREAS, Golden sage Ranchos Unit 61 is located three (3) miles north of Highway 68, and is bounded by Laguna Road on the east, Chinle Drive on the south, Estrella Road on the west and McCelmo Drive on the north. The parcel is accessed by Highway 68 via Laguna Road north approximately three and one half (3.5) miles to Mancos Drive thence west six-hundred (600') feet to Cowlic Road thence north six-hundred (600') feet to the southeast corner of the subject property, and WHEREAS, Review of floodplain map #040058-2150B indicates this Parcel to be clear of a designated floodplain. Surrounding land uses consist of a few scattered residences to the north, west and south, with the remainder of land being vacant. The terrain of the property is primarily flat on the northwest portion, with the southeast portion lower in elevation, and WHEREAS, this split constitutes the fifteenth (15th) split of record in Golden Sage Ranchos Unit 61, and WHEREAS, The applicant desires to split this two plus (2.34) acre parcel into two (1+) acre parcels, and .I . . ,- .:'\ r 0 '" \ '- ". ':,'1 ....:~ RESOLUTION NO. 93-127 PAGE 2 OF 3 6K 2214 PG 986 (FEEt93-24570) PAGE 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 14, 1993, the Commission recommended APPROVAL of the requested Zone Change with the applicant understanding and accepting the following conditions: 1. The two parcels be zoned A-R/1A (Agricultural- Residential/One Acre Minimum Lot Size). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a minimum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The two parcels shall meet or exceed one (1) acre exclusive of road easements or rights-of-way. 6 . The parcel Plat shall show any surface drainage or FEMA flood zones. ~F~ ~.:.;:.-;.~ 7. No building/zoning permits shall be issued until after Parcel Plat recordation. 8. That requisite zoning/building/environmental permits be obtained. 9. The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E, and conditions contained herein. 10. If these conditions are not met within one (1) year this approval by the Board of Supervisors shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board after notification by registered mail to the owner and applicant who requested the rezoning shall schedule a public hearing to grant an extension, to determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. \.0 ~. P\i 987 <.t'EE..n.-'2.4 .., PAGE 3 WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on April 17, 1993, and posted April 15, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday May 3, 1993, approved this change of zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
