EVALUATION OF A ZONING USE PERMIT (ZUP) FOR AN OFF PREMISE SIGN,
LOCATED ON LOT 157, MOHAVE MESA, TRACT 1021, SECTION 27, TOWNSHIP
19 NORTH, RANGE 22 WEST IN A C-2 (GENERAL-COMMERCIAL) ZONE,
LOCATED ON HIGHWAY 95 BETWEEN CORONA AND TORRANCE ROADS, IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 3, 1993, a public hearing was
conducted to determine whether approval should be granted to A.
John Georgedes, of Bullhead City, Arizona, for a zoning Use
Permit (ZUP), for an off premise sign, located on the northwest
corner of Highway 95 and Corona Road, and
WHEREAS, Mohave Mesa Tract 1021 is located west of Highway
95 between Corona And Torrance Roads. Lot 157 is located at the
intersection of Highway 95 and Corona Road. The property is
accessed directly from Highway 95 or from Corona Road, and
WHEREAS, Review of floodplain map #04058-2445C indicates the
area is located within a designated FEMA FLOOD HAZARD AREA. This
site is currently being used a swap meet. The property is
surrounded by a chain link fence, with individual booths set up
in the portion of the property along Highway 95 and a parking
area in the rear. There is currently an on premise sign located
at the intersection of Highway 95 and Corona Road, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 14, 1993, the Commission
recommended APPROVAL of the requested Zoning Use Permit (ZUP)
with the applicant understanding and accepting the following
conditions:
1. The applicant comply with all applicable provlSlons of
Sections 25, 26, 27, & 31 of the Mohave County zoning
Regulations. Compliance with Section 27. P (Site Plan
Requirements) and Ordinance. 87-1 (Dark Sky Ordinance)
is also required.
2. That appropriate zoning/building/environmental permits
be obtained.

If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
4. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if the opinion of the commission and Board
the continued use of the property would be contrary to
the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 17, 1993, and posted April 15, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday May 3, 1993, approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
