EVALUATION OF A ZONING USE PERMIT (ZUP) FOR A TEMPORARY SALES
OFFICE ON PROPOSED SUN VALLEY, TRACT 4064-B, LOT 6 (AREA RESERVED
FOR FUTURE CHURCH SITE), IN AN A-R (AGRICULTURAL-RESIDENTIAL)
ZONE, LOCATED IN SECTION 1, TOWNSHIP 18 NORTH, RANGE 22 WEST IN
THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 3, 1993, a public hearing was
conducted to determine whether approval should be granted to John
McCormick (McCormick Development) of Bullhead City, Arizona, for
a Zoning Use Permit (ZUP), for a temporary sales office, located
on the south side of Lipan Boulevard, on a parcel in tract 4054-
B, reserved for a church side, and
WHEREAS, Sun Valley, Tract is located one and a half (1.5)
miles east of Highway 95 and directly south of Lipan Boulevard.
The property is accessed by Highway 95 via Lipan Boulevard,
thence east one and a half miles to the northwest corner of the
subject property, and
WHEREAS, review of floodplain map #04058-2445C indicates the
area is located within a designated FEMA FLOOD HAZARD AREA. The
site is currently vacant, and is a part of proposed Sun Valley
Tract 4064-B, and is a parcel for a future church site. The
surrounding land is primarily residential, with the areas to the
west and east currently being developed, and
WHEREAS, at the public hearing before the Mohave County
Planning ans Zoning Commission on April 14, 1993, the Commission
recommended APPROVAL of the requested Zoning Use Permit (ZUP)
with the applicant understanding and accepting the following
conditions:
1. That the temporary sales office be used for a
subdivision sales office only.
2. The applicant comply with all applicable provisions of
Sections 25, 26, 27, & 31 of the Mohave County zoning
Regulations. Compliance with Section 27. P ( Site Plan
Requirements) nnd Ordinance 87-1 (Dark Sky Ordinance)
is also required.

3. That appropriate zoning/building/environmental permits
be obtained.
4. If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
5. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if the opinion of the commission and Board
the continued use of the property would be contrary to
the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 17, 1993, and posted April 15, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday May 3, 1993, approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
