REZONING THE WESTERN ONE-HUNDRED AND FIFTY (150') FEET OF PARCEL
234, SECTION 23, TOWNSHIP*~2 NORTH, RANGE 22 WEST, FROM: A-R
(AGRICULTURAL-RESIDENTIAL) ZONE, PROPOSED TO BE: C-2H/1A
(GENERAL-COMMERCIAL HIGHWAY FRONTAGE/ONE ACRE MINIMUM LOT SIZE)
ZONE, LOCATED ON THE NORTHEAST CORNER OF HIGHWAY 95 AND EL RODEO
ROAD IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 3, 1993, a public hearing was
conducted to determine whether approval should be granted to
Rowland Development of Bullhead City, Arizona, for a zone change
from the existing A-R (Agricultural Residential) zone to C-2H/IA
(General Commercial Highway Frontage/One acre Minimum Lot Size)
zone, located on the northeast corner of Highway 95 and El Rodeo
Road, and
WHEREAS, Parcel 234 is located on the northeast corner of
Highway 95 and EI Rodeo Road. The properties main access is off
of El Rodeo Road, and
WHEREAS, Review of floodplain map #040058-23450 indicates
this Parcel to be located in A FEMA SPECIAL FLOOD HAZARD AREA.
There are currently no permanent structures located on the
property. Surrounding land uses consist primarily commercial
businesses along Highway 95 and a mobile home park to the east,
and
WHEREAS, the property is a portion of Arrowhead Ranch Mobile
Home Park. The area to be zoned commercial is that portion that
has boundaries which are delineated by starting from Highway 95,
thence east one-hundred and fifty (150') feet with the other
boundary starting from El Rodeo Road, thence north six-hundred
and thirty (630') feet, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 14, 1993, the Commission
recommended APPROVAL of the requested rezoning with the applicant
understanding and accepting the following conditions:

1. That the only portion to be rezoned to C-2H/1A
(General- Commercial Highway Frontage/One Acre Minimum
Lot Size), is the western one-hundred and fifty (150~)
feet of Parcel 234.
2. The applicant comply with all applicable provisions of
the Mohave County Zoning Regulations. Compliance with
Section 27.P (Site Plan Requirements) and Ordinance 87-
1 (Dark Sky Ordinance) is also required.
3. That requisite zoning/building/environmental permits be
obtained.
4. The Board of Supervisors accept the dedication of
twenty (20') foot radius curve at the intersection of
El Rodeo Road and Highway 95, in addition the granting
of an eight (8') foot PUE along the west and south
boundaries of this parcel adjacent to EI Rodeo Road and
Highway 95.
5. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E, and conditions contained herein.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 17, 1993, and posted April 15, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday May 3, 1993, approved this
change of zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
