A RESOLUTION SETTING FORTH APPROVAL OF THE REZONING OF LOT 111,
MORAVE MESA, TRACT 1021, SECTION 27, TOWNSHIP 19 NORTH RANGE 22
WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE, TO BE: R-E
(RESIDENTIAL-RECREATION/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED
ON THE NORTHWEST CORNER OF TORRANCE ROAD AND PASADENA ROAD AND
APPROXIMATELY EIGHTEEN-HUNDRED (1800') FEET WEST OF HIGHWAY 95 IN
THE SOUTH MOHAVE VALLEY AREA, MORAVE COUNTY, ARIZONA

WHEREAS, at the special meeting of the Mohave County Board of
Supervisors held on April 19, 1993, a public hearing was
conducted to determine whether approval should be granted to
Willis Lynes of Fort Mohave, Arizona, for a zone change from the
existing A-R (Agricultural-Residential) zone to R-E/1A
(Residential-Recreation/One Acre Minimum Lot Size) zone, located
in Mohave Mesa,Tract 1021, in the South Mohave Valley Area, and
WHEREAS, Mohave Mesa, Tract 1021 is located East of Highway 95
between Corona Road on the North and Torrance Road on the South.
The property is located on the northwest corner of Torrance and
Pasadena Roads, and is accessed from Highway 95 via Torrance Road
West approximately eighteen-hundred (1800') feet to the southeast
corner of the subject property, and
WHEREAS, review of floodplain map #040058-2445C indicates this
area is not in a designated flood zone. The property currently
has a single family residence, a garage and a small building used
as a clock repair business, with signage advertising the
business. The property is surrounded by single family homes.
The area to the East is zoned C-2 (General-Commercial) and C-MO
(Commercial-Manufacturing/Open Lot Storage), and the land to the
West is used for agricultural purposes and is a part of the Fort
Mohave Indian Reservation, and ~EXED

WHEREAS, The owner is requesting this zone change for the purpose
of adding a guest house on the property, and
WHEREAS, at the public hearing before the Mohave County Planning
and zoning Commission held on March 31, 1993, the Commission
recommended a conditional APPROVAL of the requested rezoning with
the applicant understanding and accepting the following
conditions:
1. The property be zoned R-E/1A
Residential/One Acre Minimum Lot Size)
(Agricultural-
2. The parcel shall have legal access.
3. That requisite zoning/building/environmental permits be
obtained.
4. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors. Being March MAY
3, 1993, as per ARS 11-829E.

5. If these conditions are not met within one (1) year this
approval shall be void. If at the expiration of this
period the property has not been improved for the use
for which it was conditionally approved, the Board after
notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on April 4, 1993, and posted on April 1, 1993,
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their special meeting on Monday, April 19, 1993 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
