RESOLUTION SETTING FORTH APPROVAL OF A PETITION OF EXCEPTION FOR
FIVE THOUSAND (500Q) SQUARE FOOT LOTS IN TANGERINE TERRACE II,
TRACT 4151. BEING A PORTION OF SECTION 23, TOWNSHIP 17 NORTH,
RANGE 22 WEST.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on AprilS, 1993, a public hearing was
conducted to determine whether approval should be granted, to
Steve Pacheco, CBBS Venture, of Cardiff, California, a petition
of exception for the approved Preliminary Plan for, TANGERINE
TERRACE II, TRACT 4151, and
WHEREAS, section twenty-three (23) is located twenty (20)
miles south of Bulllhead City's southernmost border and is
bounded by Plantation Drive on the north, Mountain View Road on
the east, Riverfront Parkway and the Colorado River on the west,
with vacant, undeveloped land on the south.
The 1905 Colorado
River meander line bisects this section.
Access to Section
twenty-three (23) is from State Highway 95 and Higgen's Corner,
south one (1) mile to the intersection of Barrackrnan Road,
Plantation Drive and Riverfront Parkway. This property is locatd

on the southwesterly side of Riverfront Parkway, adjacent to the
Colorado River approximately one (1) mile south of the above
mentioned intersection, and
WHEREAS, review of flood plain map #040058-2625C indicates
portions of this area to be in a minor designated floodplain.
The site is currently vacant.
Surrounding land uses consist of
Colorado Riverfront Terrace, Tract 4082 and Tangerine Terrace,
Tract 4142 to the northwest, proposed Coves at River Terrace
Tract 4139 to the northeast and vacant land to the southeast.
Riverfront Parkway continues south into Natural Widlife refuge
areas, and

WHEREAS, the developer is proposing twenty-six (26) acres
subdivided into ninety-five (95) lots for single family modular
home sites.
The developer is proposing approximately five-
thousnad (5,000) square foot lots are request to be zoned R-
MH(SD) Residential Mobile Home/Special Development), and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on March 10, 1993, the Commission
recommended conditional APPROVAL of the requested petition of
exception with the applicant understanding and accepting the
following conditions:
I have submitted a Prelimnary Subdivision Plan to the planning
and Zoning Commission staff which includes the following
deficiency:

1. Five-thousand (5000) square foot lots.
This petition is submitted as a request that the Planning and
zoning Commission recommend to the Board of Superviors the
granting of an exception from the Subdivision Regulations as
outlined in Article 1.13 for the following reasons:
The granting of this petition will not be detrimental to the
public walfare or injurious to other adjacent properties because
easements to all adjoining properties are provided.
This request will not nullify the intent or purpose of the Master
Plan of the County or other regulations because orderly and
planned growth is intended.
The special circumstances or conditions affecting said property
is that this lot size will optimize the use of this property.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, AprilS, 1993 approved this
