PAGE 1 OF ~ MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He EVALUATION OF AN AMENDMENT TO SECTION 25 OF THE MOHAVE COUNTY ZONING ORDINANCE TO MODIFY THE HEIGHT REQUIREMENTS IN THE M (GENERAL MANUFACTURING) and MX (HEAVY MANUFACTURING) ZONES. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on AprilS, 1993, a public hearing was conducted to determine whether approval of an amendment to Section 25 of the Mohave County Zoning Ordinance to modify the height requirements in the M and M-X zones, and WHEREAS, the zoning chart in Section 25 of the Mohave County Zoning Ordinance deals with minimum height lot sizes, requirements and specific minimum setbacks from property lines. These requirements were written along with the County's General Plan back in 1965. At that time, the population of Mohave County Moreover, heavy manufacturing industries mostly was just a fraction of what it is today. to were limited mining operations. These mining operations, for the most part, took place on lands that were not under the County's jurisdiction, and .,., ) 1- . . The population for the County now exceeds 100,000 people. The County's accessibility dramatically increased with the establishment of Interstate 40, circa 1980. This type of accessibility has not only made the county more attractive to industry but also to many types of commercial businesses, and WHEREAS, taking the aforementioned changes into consideration, it would be logical to expect minor amendments to the 1965 regulations. In present times, many industries that --,~ (') fall into the County's M and M-X zoning designations have '.,.,/ structures that exceed a (60') height. It is not inappropriate to review specific structural heights at a site plan review stage. Section 27.P of the Mohave County Zoning Ordinance is used as a tool for reviewing many such requirements, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on March 10, 1993 did generate a unanimous recommendation, of those members present, of APPROVAL of an amendment to Section 25 of the Mohave County Zoning Ordinance, with the following changes noted: NOTE: The old height requirement will be in Helvet~nand new the language will be double underlined.
