A RESOLUTION SETTING FORTH APPROVAL OF THE REZONING OF THE NORTH
SEVEN-HUNDRED AND SEVENTY-SIX (776') FEET OF PARCEL 83, EXCEPT
THE EAST FOUR-HUNDRED AND FIFTY (450') FEET, SECTION 17, TOWNSHIP
23 NORTH, RANGE 16 WEST, FROM: A-R/10A (AGRICULTURAL-
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE,
LOCATED ON THE SOUTHEAST CORNER OF NORTH BANK STREET AND CALLE
CEDRAL, IN THE LONG MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL
AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on Monday, AprilS, 1993, a public hearing
was conducted to determine whether approval should be granted to
Donald Bolks of San Diego, CA., for a zone change from the
existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone to A-R/5A (Agricultural Residential/Five Acre Minimum
Lot Size) zone located on the southeast corner of north Bank
Street and Calle Cedral, Section 17, Township 23 North, Range 16
West, and
WHEREAS,
The subject property is located approximately
seven (7) miles north of Northern Avenue and approximately two
(2) mile east of Stockton Hill Road. The property is accessed by

Stockton Hill Road Via Calle Chavez east approximately eight-
hundred (800') feet to Avenida Ramirez thence south approximately
one-half (.50) miles to Calle Cedral thence east approximately
one and one-quarter (1.25) miles to the northwest corner of the
subject property, and
WHEREAS,
Review of floodplain maps #040058-2000B & 2155B
indicates this Parcel to be clear of a designated floodplain. The
property is currently vacant. Surrounding land uses consist
primarily of vacant land with a few scattered residences to the
south and northwest. The applicant desires to split this fifteen

tJ~ plus (15.06) acre parcel into three (5+) acre parcels, and
WHEREAS, This rezone request conforms to the Long Mountain
Area Plan, and
WHEREAS,
at the public hearing before the Mohave County
Planning and Zoning Commission on March 10, 1993, the Commission
Recommended APPROVAL of the requested zone change with the
applicant understanding and accepting the following conditions:
1. The three parcels be zoned A-R/5A (Agricultural-
Residential/Five Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3 .
The establishment of a m1n1mum lot size based on the
size of parcels per the recorded Parcel Plat.

4. Each parcel shall have legal access
5. The three parcels shall meet or exceed five (5) acres
exclusive of road easements or rights-of-way.
6. The parcel Plat shall show any surface drainage or FEMA
flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That requisite zoning/building/environmental permits be
obtained.
9. The Board of Supervisors Accept the dedication of a
twenty foot radius curve on the northwest corner of the
property. In addition the granting of an eight (8')
foot Public Utility Easement along the north and west
boundaries of the parcel. The dedication, granting
statement be shown on the Parcel Plat.
10. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E, and conditions contained herein.
12. I f these conditions are not met wi thin one (1) year
this approval by the Board of Supervisors shall be
void. If at the expiration of this period the property
has not been improved for the use for which it was
conditionally approved, the Board after notification by
registered mail to the owner and applicant who
requested the rezoning shall schedule a public hearing
to grant an extension, determine compliance with the
schedule for development or cause the property to
revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on March 20 1993, and posted as required by
Arizona
Revised
and
the
Mohave
zoning
County
Statutes,
Regulations.

NOW THEREFORE BE IT RESOLVED,
that the Board of
Supervisors, at their regular meeting on Monday AprilS, 1993
approved the granting of this zone change as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
