A RESOLUTION SETTING FORTH APPROVAL OF THE REZONING OF LOT 555,
MEADVIEW UNIT 3, SECTION 27, TOWNSHIP 30 NORTH, RANGE 17 WEST,
FROM: C-2/1A (GENERAL COMMERCIAL/ONE ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: C-2H/1A (GENERAL COMMERCIAL HIGHWAY FRONTAGE/ONE
ACRE MINIMUM LOT SIZE) ZONE, LOCATED ALONG PIERCE FERRY ROAD IN
THE MEADVIEW PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on Monday, AprilS, 1993, a public hearing
was conducted to determine whether approval should be granted to
Thomas & Phyllis Sanders of Meadview Arizona, for a zone change
from the existing C-2/1A (General CommerCial/One Acre Minimum Lot
Size) zone to C-2H/IA (General Commercial Highway Frontage/One
Acre Minimum Lot Size) zone located along Pierce Ferry Road in
the Meadview area; Section 27, Township 30 North, Range 17 West,
and
WHEREAS, Meadview Unit 3 is located approximately two miles
southwest of Meadview Community Center along Pierce Ferry Road.
The parcel is located along Pierce Ferry Road and is accessed by
Pierce Ferry Road and Temple Road runnirig along the rear of the
property, and

WHEFtEAS,
Review of floodplain map #040058-1275B indicates
this Parcel to be clear of a designated floodplain. The property
is currently vacant. Surrounding land uses consist primarily of
vacant land, with a few scattered residences, and
WHEREAS,
The property is currently zoned C-2/1A (General
CommerCial/One Acre Minimum Lot Size).
The adjacent properties
to the north, south and directly across Pierce Ferry Road are
also zoned C-2/1A (General Commercial/One Acre Minimum Lot Size),
and the properties to the east are zoned R-E (Residential-
Recreation), and
WHEREAS,
at the public hearing before the Mohave County
Planning and Zoning Commission on March 10, 1993, the Commission
Recommended APPROVAL of the requested zone change with the
applicant understanding and accepting the following conditions:
1. The applicant comply with all applicable provisions of
the Mohave County Zoning Regulations. Compliance with
Section 27.P (Site Plan Requirements) and Ordinance 87-
I (Dark Sky Ordinance) is also required.
2. That requisite zoning/building/environmental permits be
obtained.
3. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the BOard of Supervisors, as per ARS
11-829E, and conditions contained herein.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman,
Mohave County, Arizona, on March 20 1993, and posted as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED,
that the Board of
Supervisors, at their regular meeting on Monday AprilS, 1993
approved the granting of this zone change as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
