A RESOLUTION SETTING FORTH APPROVAL OF THE REZONING OF LOT 11,
BLOCK I, GOLDEN SAGE RANCHOS, UNIT 85, SECTION 23, TOWNSHIP 21
NORTH, RANGE 19 WEST, FROM: A-R/2 (AGRICULTURAL-RESIDENTIAL/TWO
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A
(AGRICLUTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE,
LOCATED ON THE EAST SIDE OF ESTRELLA ROAD AND TWO AND ONE-HALF
(2.5) MILES SOUTH OF HIGHWAY 68 IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on Monday, AprilS, 1993, a public hearing
was conducted to determine whether approval should be granted to
John and Enriqueta Rosenbrock of Kingman Arizona, for a zone
change from the existing A-R/2A (Agricultural Residential/Two
Acre
Minimum
Size)
to
A-R/lA
(Agricultural
Lot
zone
Residential/One Acre Minimum Lot Size) zone located on the east
side of Estrella Road and Two and one-half (2.5) miles south of
Highway 68, Section 23, Township 21 North, Range 19 West, and
WHEREAS,
Golden Sage Ranchos Unit 85 is located south of
Highway 68, and is bounded by Laguna Road on the east, Bolsa
Drive on the south, Estrella Road on the west and Redwall Drive
on the north. The parcel is accessed by Highway 68 via Estrella

Road south approximately two and one half (2.5) miles to the
northwest corner of the subject property, and
WHEREAS,
review of floodplain map #040058-2325B indicates
this Parcel to be clear of a designated floodplain. There
currently is a home located on the property.
Surrounding land
uses consist primarily of vacant land with a few scattered
residences to the east and south.
There are electric lines and
underground phone lines along east side of Estrella Road.
This
Parcel is located in Improvement District #1 and is within the
building overlay zone. The terrain of the property is flat with

f'<':?l no major washes traversing the parcel, and

WHEREAS,
this split constitutes the eleventh (11th) split
of record in Golden Sage Ranchos Unit 85, and
WHEREAS,
the applicant desires to split this two plus
(2.34) acre parcel into two (1+) acre parcels, and
WHEREAS ,
at the public hearing before the Mohave County
Planning and Zoning Commission on March 10, 1993, the Commission
Recommended APPROVAL of the requested zone change with the
applicant understanding and accepting the following conditions:
1. The two parcels be zoned A-R/1A (Agricultural-
Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.

3. The establishment of a ml.nl.mum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The three parcels shall meet or exceed one ( 1) acre
exclusive of road easements or rights-of-way.
6. The parcel Plat shall show any surface drainage or FEMA
flood zones.
7. No building/zoning permits shall be issued until after
Parcel Plat recordation.
8. That requisite zoning/building/environmental permits be
obtained.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, as per ARS
11-829E, and conditions contained herein.
10. I f these conditions are not met within one ( 1) year
this approval by the Board of Supervisors shall be
void. If at the expiration of this period the property
has not been improved for the use for 'which it was
conditionally approved, the Board after notification by
registered mail to the owner and applicant who
requested the rezoning shall schedule a public hearing
to grant an extension, determine compliance with the
schedule for development or cause the property to
revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, on March 20 1993, and posted as required by
Arizona
Revised
Statutes,
and
the
Mohave
County
Zoning
Regulations.

NOW THEREFORE BE IT RESOLVED,
that the Board of
Supervisors, at their regular meeting on Monday AprilS, 1993
approved the granting of this zone change as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
