The subject property is accessed directly from Highway 95, and WHEREAS, review of Floodplainl1ap #040060-2605C indicates the parcel to be located in Zone B. The property is currently vacant and is zoned C-2. The surrounding land uses consist of a number of businesses to the north and south along Highway 95 and residential homes to 1:he east. The property to the west is a part of the Fort Mohave Indian Reservation and is currently being used for agricultural purposes, and WHEREAS, the prope'rty currently has a small off premise sign on two steel poles with a wood signboard approximately 10 feet by 10 feet in size. The applicant proposes to remove the existing sign and replace it wi1:h a larger sign. There are currently two additional off premise signs within Section 35 along Highway 95. The off premise sign to the north is in process of obtaining a ZUP f and was approved by the Planning and Zoning Commission on July 14, 1993, and went before the Board for approval on August 2, 1993. RESOLUTION NO. 93-250 Page 2 PAGE 2 OF 2 BK 2280 PG 378 (FEEt93-S2088) WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 11, 1993, the Commission recommended APPROVAL of the request for a Zoning Use Permit subject to the following conditions: 1. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. Compliance with Section 27.P (Site Plan Requirements) and Ordinance 87- 1 (Dark Sky Ordinance) is also required. 2. That appropriate zoning/building/environmental permits be obtained. 3. I f construction or use has not commenced wi thin one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. NOW THEREFORE BE IT RESOLVED, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 19, 1993, and posted August 23, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 7, 1993 APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
