PAGE 1 OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC #5 IIlCROfIlMm 1 "..,.~ \ --.:..,"] \:~~~ RESOLUTION NO. 93-240 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR THE APPROVED REVISED PRELIMINARY SUBDIVISION PLAN OF CHAPARRAL MESA II, TRACT 3042, A SUBDIVISION OF A PORTION OF THE NE~ OF SECTION 28, AND PORTIONS OF SECTIONS 22 AND 27, TOWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 2, 1993, a public hearing was conducted to determine the approval of an Extension of Time for CHAPARRAL MESA II, Tract 3042, and ~"~... '-~.~~ WHEREAS, the owner/developer of this tract is William Nugent Construction Company of Kingman, Arizona. The engineer responsible for the preparation of the drainage report and design of this subdivision is Stovall Engineers, Inc., Bullhead City, Arizona, and '. ..-::;': WHEREAS, this project is located approximately 1300 feet east of Highway 66, north and adjacent to Thompson Avenue. The north boundary of the project is Jagerson Avenue. This project is two miles north of the City of Kingman, and WHEREAS, this proposed subdivision consists of approximately 120 acres subdivided into 583 residential lots and one commercial lot. The minimum size of residential lots is 6,000 square feet and the commercial lot measures 100 feet by 193.46 feet. The density is 4.85 units per acre, and WHEREAS, in the letter dated April 16, 1993, received by Planning and Zoning on April 26, 1993, Mr. William Nugent, the owner/developer, states, "I respectfully request that the Mohave County Planning and Zoning Commission recommend an Extension of Time for Chaparral Mesa II, Tract 3042, to enable the continuation of the submittal and review process for the Final Plat of the next phase. "Phase A of this project has been recorded, and construction is partially complete. The Final Plat for Phase B will be submitted for processing upon completion of Phase A", and "',,- ~ . . ..-', :~..., RESOLUTION NO~ 93-240 Page 2 -.~~-.:.-, .... '......:., WHEREAS, Article 3.10 states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated," and WHEREAS, the Revised Preliminary Subdivision Plan was approved by the Mohave County Board of Supervisors on July 22, 1991 via Resolution No. 91-199. This will be the first Extension of Time, and WHEREAS, at the public hearing before the Mohave County Planning Commission on July 14, 1993, the Commission recommended conditional approval of tbe requested Extension of Time with the applicant understanding and accepting the following conditions: 1. Compliance with all conditions as stated in BOS Resolution No. 91-199. 2. This Extension of Time will be in effect until July 22, 1994. ":.:/ NOW THEREFORE BE IT RESOLVED, that notice of hearing has been met and published throughout this subdivision process as required by Arizona Revised Statutes and Mohave County Regulations, and the public was afforded notice of this action through advertisement of the Board of Supervisors meeting for this date.
