A RESOLUTION SETTING FORTIl A REZONING OF PARCEL 203-A FROM A-
R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM
LOT SIZE) ZONE, IN SECTION 25, TOWNSHIP 23 NORTH, RANGE 17 WEST,
LOCATED APPROXIMATELY ONE-HALF (.5) MILE EAST OF STOCKTON HILL
ROAD AND DIRECTLY SOUTIl OF WINDWALKER ROAD, IN THE LONG MOUNTAIN
PORTION OF THE MOHAVE COUNTY GENERAL AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 2, 1993, a public hearing was
conducted to determine whether approval should be granted to Bing
and Mary Chan of Kin~JIllan, AZ for a zone change fromA-R/10A
(Agricultural-Residential/Ten Acre Minimum Lot Size) zone to A-
R/5A (Agricultural-Residential/Five Acre Minimum Lot Size) zone
in the Long Mountain area, and
WHEREAS, the subject property is within the Long Mountain
Area Plan. Parcel 203-A is the northern portion of Parcel 203 in
the SW\ SE\ of Section 25. Parcel 203-A is bounded on the west,
north and east sides by a 50-foot roadway easement. Access is
from StoCkton Hill Road to .wilks Ranch Road east approximately
3800 feet, thence south on Parker Street 1300 feet to the
northwest corner of the subject property.
WHEREAS, currently the subject property is vacant and
without utilities. There are two residences to the north and the
remaining land is vacant. The site topography is flat with no
apparent washes.
WHEREJ\;S, Floodplain Map #040058-2155B indicates this parcel
is within a zone "e" designation, an area of minimal flooding.
WHEREAS, this rezone is in conformance with the Long
Mountain Area Plan.
WHEREAS, at the public hearing before' the Mohave County
Planning and Zoning Commission on July 14, 1993, the Commission
recommended APPROVAL of the zone change and resultant lot split
contingent on the following:
1. The three parcels be zoned A-R/5A (Agricu1tural-
Residential/Five Acre Minimum Lot Size).

3. The three parcels will meet or exceed five acres
exclusive of road easements or rights-of-way.
4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
6. That appropriate zoning/building/environmental permits
be obtained prior to any development. These permits
will not be issued until Parcel Plat recordation.

The Board of Supervisors accept the following: the
abandonment of the existing 50-foot roadway easements
as they are within and contiguous to the western,
northern and eastern boundaries of the subject
property; the dedication of a 30-foot road right-of-way
along the northern and eastern boundaries; a 35-foot
road right-of-way along the western boundary; and two
20-foot radius curves at the northwest and northeast
corners of Parcel 203-A. In addition, the granting of
an eight-foot public utility easement along the
western, northern and eastern boundaries of Parcel 203-
A. This shall be approved through the recording of the
resolution authorizing the zone change, and that the
granting and dedication be shown via an acceptance
statement on the Parcel Plat.
8. 'I'hat the abandonments, dedications and grantings be
identified on the Parcel Plat.
9. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.
10. If these conditions are not met within one year this
Cl-pproval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter
6, 11-832.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, June 26, 1993, and posted July 16, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 2, 1993, approved this
zone change as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
