PAGE i OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Ne RESOLUTION NO. 93-226 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ( ZUP) TO USE A MOBILE HOME AS A SALES OFFICE FOR MOBILE HOME SALES, IN A C-2H/1A (GENERAL COMMERCIAL HIGHWAY FRONTAGE/ONE ACRE MINIMUM LOT SIZE) ZONE, ON THE E~ OF THE W~ OF LOT 83, TRACT 10, GATEWAY ACRES, LOCATED APPROXIMATELY ONE-HALF (.5) MILE NORTHEAST OF HIGHWAY 93 ALONG PIERCE FERRY ROAD iN SECTION 19, TOWNSHIP 25 NORTH, RANGE 19 WEST, IN THE DOLAN SPRINGS PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held August 2, 1993, a public hearing was conducted to determine whether approval should be granted to Louis F. Desmhrais, of Bullhead City, Arizona, for a mobile home sales office in a C-2H (General-Commercial Highway Frontage) zone, located on a portion of Lot 83, south of Pierce Ferry Road and weEt of Dolan Springs in the Mohave County general area, and WHEREAS, the subject property is located approximately one- half mile north of Highway 93 on Pierce Ferry Road. The property is accessed from Highway 93 via Pierce Ferry Road northeast approximately one-half mile to the northwest corner of the property, and WHEREAS, review of Floodplain Map #040058-1775B indicates this area to be clear of a designated flood zone. The property is currently vacant, with the surrounding land uses consisting of a few commercial businesses located along Pierce Ferry Road and at the intersection of Highway 93 and Pierce Ferry Road. The remaining area is vacant with a few single family residences, most being located to the north of the subject property, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Co~nission on July 14, 1993, the Commission recommended APPROVAL of the requested zoning Use Permit with the applicant understanding and accepting the following conditions: The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. Compliance with Section 27.P (Site Plan Requirements) and Ordinance 87- 1 (Dark Sky Ordinance) is also required. 2. The mobile home may be used as a sales office only in connection with the sales of mobile homes. 4. The mobile home to be used as a sales office must have a HUD label. 5. I f construction or use has not commenced wi thin one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 6. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. /j~Jj;~ 'l":;?' WHEREAS, the notice- of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on June 26, 1993, and posted July 16, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations.
