A RESOLUTION SETTING FORTH A REZONING OF PARCEL S09-A, STOCKTON
HILL RANCHES, UNIT 10, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN
ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE A-R/SA (AGRICULTURAL-
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, IN SECTION 18,
TOWNSHIP 23 NORTH, RANGE J6 WEST, LOCATED APPROXIMATELY ONE-HALF
(.5) MILE EAST OF STOCKTON HILL ROAD AND NORTH OF CALLE CHAVEZ IN
THE LONG MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 2, 1993, a public hearing was
conducted to determine whether approval should be granted to
Therese O. Francois of San Diego, CA for a zone change from A-
~>\ R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size) zone
r.~':. to A-R/5A (Agricultural-Residential/Five Acre Minimum Lot Size)
~~ zones in the Long Mountain area, and
WHEREAS, the subject property is within the Long Mountain
Area Plan. The parcel is accessed from Jagerson Avenue to
Stockton Hill Road north approximately seven and one-half miles,
thence east on Calle Chavez approximately one-half mile, thence
north on an unnamed existing 60-foot roadway easement
approximately 900 feet to the southwestern corner of the subject
property.
WHEREAS, Floodplain Map #040058-2000B indicates this parcel
is within a zone "C" designation, an area of minimal flooding.
WHEREAS, the subject property is bounded on the west, north
and east sides by an existing 30-foot roadway and utility
easement. Currently, the property and surrounding land is
vacant. Existing resid~nces are few and scattered. The
topography is relatively flat with the exception of an
approximate 50-foot wash which appears to comprise the
southwesterly border of the subject property.
WHEREAS, this rezone is in conformance with the Long
Mountain Area Plan.

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on July 14, 1993, the Commission
recommended APPROVAL of the zone change and resultant lot split
contingent on the following:

1. The three parcels be zoned A-R/5A (Agricultural-
Residential/Five Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The three parcels will meet or exceed five acres
exclusive of road easements or rights-of-way.
4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.

The Board of Supervisors accept the following: the
abandonment of the existing 30-foot roadway and utility
easements as ,they are within and contiguous to the
western, northern and eastern boundaries of the subject
property; the dedication of a 30-foot road right-of-way
along the western, northern and eastern boundaries; and
two 20-foot radius curves to be at the northwest and
northeast corners of the subject property. In
addition, the granting of an eight-foot public utility
easement around the western, northern and eastern
boundaries of the subject property. This shall be
approved through the recording of the resolution
authorizing the zone change, and that the granting and
dedication be shown via an acceptance statement on the
Parcel Plat.
7 . That the abandonments, dedications and grantings be
identified on the Parcel Plat.
8. That appropriate ,zoning/building/environmental permits
be obtained prior to any development. These permits
will not be issued until Parcel Plat recordation.
9. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.
10 . I f these conditions are not met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the schedule for development or cause

This action is in accordance with
Statutes Annotated, Title 11, Chapter
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, June 26, 1993, and posted July 16, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 2, 1993, approved this
zone change as recommenqed by the Mohave County Planning and
zoning Commission and outlined herein.
