A RESOLUTION SETTING FORTH A REZONING OF PARCEL 70-B FROM A..R/lOA
(AGRICULTURAL-RESIDENTIAL/TEN ACRE I1INIMUM LOT SIZE) ZONE,
PROPOSED TO BE A-R/SA (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM
LOT SIZE) ZONE, IN SECTION 7, TOWNSHIP 23 NORTH, RANGE 16 WEST,
LOCATED APPROXIMATELY ONE ,(I) MILE EAST OF STOCKTON HILL ROAD AND
ONE-TENTH (.10) MILE NORTH OF CALLE SALINAS IN THE LONG MOUNTAIN
PORTION OF THE MOHAVE COUNTY GENERAL AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 2, 1993, a public hearing was
conducted to determine whether approval should be granted to
Matthew and Karin Dolph of San Francisco, CA for a zone change
from A-R/lOA(Agricultural-Residential/Ten Acre Minimum Lot Size)
zone to A-R/5A (Agricultural-Residential/Five Acre Minimum Lot
Size) zone in the Long Mountain area, and
WHEREAS, the subject property is within the Long Mountain
Area Plan. Parcel 70-B is accessed from Jagerson Avenue to
Stockton Hill Road, thence north approximately eight miles,
thence east on Calle Salinas approximately three-quarter mile,
thence north on a roadway easement approximately 800 feet to the
southwest corner of the subject property.
WHEREAS, currently, the subject property is vacant with no
existing utilities. Along a portion of the southern boundary of
Parcel 70-B exists a 60-foot ingress/egress easement which will
provide access to the east half of the proposed split.
Surrounding land uses consist primarily of vacant land with the
exception of a ranch to the west. Site topography is comprised
of rolling terrain with desert vegetation. There appears to be a
minor wash bordering part of the subject property's southern
border.
WHEREAS, review of Floodplain Map #040058-2000B indicates
this parcel is within zone "C", an area of minimal flooding.
WHEREAS, this rezone is in conformance with the Long
Mountain Area Plan.
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on July 14, 1993, the Commission
recommended APPROVAL of the zone change and resultant lot split
contingent on the following:

1. The two parcels be zoned A-R/5A (Agricultural-
Residential/Five Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The two parcels will meet or exceed five acres
exclusive of road easements and rights-of-way.
4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
6. That appropriate zoning/building/environmental permits
be obtained prior to any development. These permits
will not be issued until Parcel plat recordation.
7. The Board of Supervisors accept the dedication of a 50-
foot right-of-way along the west boundary of Parcel 70-
B. The granting of an eight-foot public utility
easement along the north boundary of the existing 60-
foot ingress / egress easement. This shall be approved
through the recording of the resolution authorizing the
zone change and that the dedication be shown via an
acceptance statement and identified on the Parcel Plat.
8. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.
9. If these conditions are not met within one year this
approval will be void. I f at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title 11, Chapter 6,
11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, June 26, 1993, and posted July 16, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 2, 1993, approved this
zone change as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
