A RESOLUTION SETTING FORTH A REZONING OF LOT 13, BLOCK B, GOLDEN
SAGE RANCHOS, UNIT 67, SECTION 33, TOWNSHIP 22 NORTH, RANGE 19
WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) ZONE, PROPOSED TO BE A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE
ACRE MINIMUM LOT SIZE) ZO~E, LOCATED APPROXIMATELY ONE (1) MILE
NORTH OF HIGHWAY 68 AND WEST OF EGAR ROAD IN THE GOLDEN VALLEY
AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 2, 1993, a public hearing was
conducted to determine whether approval should be granted to
William Clegg of Kingman, AZ, for a zone change from A-R/2A
(Agricul tural-Residential/Two Acre Minimum Lot Size) zone to A-
R/1A (Agricultural-Residential/one Acre Minimum Lot Size) zone in
the Golden Valley area, and
WHEREAS, Golden Sage Ranchos Unit 67 is located one and one-
quarter miles north of Highway 68 and is bounded by Egar Road on
the east, Agua Fria Drive on the south, Guthrie Road on the west
and Zuni Drive on the north. The parcel is accessed by Highway
68 via Egar Road north approximately two and one-quarter miles to
Zuni Drive, thence west approximately 900 feet to Drake Road,
thence south approximately 900 feet to the northwest corner of
the subject property.
WHEREAS, review of Floodplain Map #040058-2125B indicates
this parcel to be clear of a designated floodplain. There
currently is a home located on the southern portion of the
property. Surrounding land uses consist primarily of vacant
land. There are power lines located along Drake Road. This
parcel is located in Golden Valley Improvement District #1 and is
within the building overlay zone. The terrain of the property is
flat with no major washes traversing the parcel.
WHEREAS, the applicant desires to split this 2.34-acre
parcel into two, one-plus acre parcels.
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on July 14, 1993, the Commission
recommended APPROVAL of the zone change and resultant lot split
contingent on the following:

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
4. The two parcels shall meet or exceed one acre exclusive
of road easements or rights-of-way.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6. That appropriat~ zoning/building/environmental permits
be obtained. These permits will not be issued until
after Parcel Plat recordation.
7. The rezone shall not become effective until 30 days
after final approval of the change in classification by
the Board of Supervisors, as per ARS 11-829E.
8. If these conditions are not met within one year this
approval shall be void. If at the expiration of this
period the property has not been improved for the use
for which it was conditionally approved, the Board,
after notification by registered mail to the owner and
applicant who requested the rezoning, shall schedule a
public hearing to grant an extension, to determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, June 26, 1993, and posted July 16, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.

WHEREAS, the applicant has requested an extension of time
for one year to have the opportunity to complete the project. As
of this time the applicant has been unable to acquire financing
for this project; however, the applicant has stated that they
feel they have a commitment from a financial institution that
will allow them to continue, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 12, 1993, the Commission
recommended APPROVAL of the extension of time for the requested
Zoning Use Permit contingent upon the following:
1. Continued compliance with conditions of Resolution No.
92-26.
2. A site plan in accordance with Section 27.P, prior to
submittal of Building Permits.
3. This extension of time be granted for one year, being
February 3, 1994.

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, May 22, 1993, and posted May 21, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday June 7, 1993, approved this
Extension of Time as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
