PAGE i OF 1 MDHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Ne #5 IDOfJWm RESOLUTION NO. 93-212 A RESOLUTION SETTING FORTH A ZONING USE PERMIT (ZUP) FOR AN OFF PREMISE SIGN IN A C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE LOCATED ON LOT 25, WILLOW VALLEY ESTATES NO.2, LOCATED IN SECTION 35, TOWNSHIP 18 NORTH, RANGE 22 WEST, LOCATED ALONG STATE HIGHWAY 95, BETWEEN WILLOW DRIVE AND COTTONWOOD LANE, IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held August 2, 1993, a public hearing was conducted to determine whether approval should be granted to Colorado River Advertising of Fort Mohave, Arizona, for an off premise sign in a C-2H (General-Commercial Highway frontage) zone, located on Lot 25, Willow Valley Estates, in the South Mohave Valley area, and ~ ...,." WHEREAS, Section 35 is located approximately nine miles south of Bullhead City and is bounded by Willow Drive on the north, Mountain View Drive on the east, Laguna Road on the south and Highway 95 on the west. The property is located on the east side of Highway 95 and is accessed directly from Highway 95, and WHEREAS, review of Floodplain Map #040060-2605C indicates the area to be clear of a designated floodplain. The property is currently being used by a tire business and is zoned C-2H (General Commercial Highway Frontage). The surrounding land uses directly around the area are primarily vacant, with some commercial businesses to the south, and WHEREAS, at the public hearing before the Planning and Zoning Commission on July 14, 1993, recommended APPROVAL of the requested Zoning Use off premise sign with the applicant understanding the following conditions: Mohave County the Commission permi t for an and accepting 1. The applicant comply with all applicable provlslons of the Mohave County Zoning Regulations, and compliance with Section 27.P (Site Plan Requirements) and Ordinance 87-1 (Dark Sky Ordinance) is also required. 2. I f construction or use has not commenced wi thin one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, on June ~ 26, 1993, and posted July 16, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 2, 1993 APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein. - '........
